This property is set in the countryside across from Judd Farm Day Camp this is one of the properties of "Watertown Country Estates". Minutes to Taft, Rumsey Hall & The Gun School. There is room to accommodate a group for a family holiday or special occasion..

The property can easily accommodate a large family (or a work team) that wants to get together in comfort and style in a lovely, quiet, country setting. With 4 generous-size bedrooms upstairs, a library with 2 additional full-sized beds, small study table, couch, and a second TV, a family room with a fireplace and a living room with a piano (and sleeper sofa), there's lots of options for a group up to 14 (or more with some prior approval and planning). It is on 33 acres, but only 10 minutes straight down the road to town, providing excellent shopping and restaurant choices nearby (and many offer home delivery).

Judd Farm was completely redecorated December 2017, and thoughtful improvements are continuously being added. The kitchen appliances have since been updated summer of 2021.

We have also added a bright and open banquet-style space in the large garage area which could seat up to 30 (subject to prior approval and local restrictions).

The dining room is decorated in country French style, with 6 chairs but capacity to seat more if desired (folding chairs stored in the porch closet). The hutch and buffet has an assortment of serving platters and vessels, as well as linens, silver flatware and various serving pieces. In the garage is a grill that can be wheeled to the driveway for guests' use, along with banquet tables and additional chairs.

The family room has 2 large, comfortable sofas and a raised hearth fireplace. Firewood is available, but if you are unfamiliar with starting or tending a fireplace, we ask that you please do ask for assistance and information: smoke and fumes are dangerous to people and property! The 42" HDTV gives you a choice of Amazon, Netflix, or HBO.

There are drapes in family room that may be closed at night for privacy and heat retention. It would be thoughtful to also close the drapes on the porch to help conserve fossil fuel, thanks!.

The most convenient entry is straight through the garage, so we provide a key to the garage (which opens the left side). To lock it you have to move the door up and down a little bit. The other key opens the side porch. If it is snowy and wet you should use the garage entrance. There is no walkway yet to the porch door.

Summary: We needed a place to stay while doing day hikes on the Appalachian Trail. This house served the purpose well. Brighter lights in the kitchen would be helpful. Locks on the bathroom doors would be very convenient.

Summary: This was a lovely stay at this farmhouse with a lot of beautiful, old-fashioned character. This was a work stay for our staff. We had an event in Bristol, CT with a bit of a layover and we really enjoyed the down time. Town was close enough to get anything we needed. We would stay here again if in the area.

Summary: Lovely property with plenty of room inside and outside. We used it as a headquarters for daily driving trips to Vermont, New Hampshire, Maine, Massachusetts and Rhode Island. The trip to Maine was a little long, but the other destinations were within reasonable driving time. We didn't even use the living room, since the dining room and TV room, along with the kitchen and bedrooms , met our needs for the little time we spent in the house. The house can easily sleep more people and provides a lovely setting for a family get together. I can even visualize a small wedding party on this property. We had only one problem and that was solved the same day we notified Faye.

Summary: Quaint and cozy despite its generous size, this farm house served our family perfectly sleeping two grandparents, four parents, and six grandkids comfortably in five big bedrooms. The kids loved the space, exploring two stairways to the upstairs and the field and woods surrounding. A sitting room complete with baby grand is set off from the rest of the house for those needing a little privacy from all the happy commotion. Nothing is perfect: it’s old and needs updating; the downstairs bathroom fan needs repair, and the piano needs a major tuning. But all in all it’s a magical place and will be our go to, whenever we visit.

Summary: We recently sold our house and are currently renting a small place until we find the right place for our family. We wanted to have room for the family on Christmas Eve for our big dinner and have a nice cozy spot to wake up to in the morning. This house provided us with everything we needed. We had wonderful fires in the fireplaces and plenty of room to stretch out and really enjoy the Christmas magic. There are some updates that could be done but as long as you're not anticipating a brand new house, this place is wonderful! We had a last minute change with our pups, asked if it was ok to bring them, got an immediate response of yes, and just had to pay the pet fee. Super easy to work with, lovely home, great back yard, and it's stocked with just about everything you need. Should we need a place again, this is the one.
