VILLA ANTICO TABACCAIO: This is a self catering holiday Villa with private pool on the Umbria-Tuscany border. Encounter the rural culture of this charming undiscovered region of Italy in an authentic stone villa, with pool, that has been recently renovated to the highest standards to create a home from home.
Formerly a farmhouse - 5 minutes drive from the main Piazza of Panicale. Enjoy the peace and tranquility, breathe the clean hill top air, hear the birds and cicadas and admire the breathtaking views from the extensive south facing terraces catching the sun all day long. No traffic noise except the occasional farm car or tractor. You are away from it all in the hills of Umbria and Tuscany.
The Villa has been beautifully restored to blend terracotta floors and wooden beams with quality furnishings and equipment to create a house which has kept its traditional charm while responding to modern needs for space, comfort and style for an unforgettable holiday in Umbria and Tuscany.
The holiday rental Villa has a large private pool (12m x 6m) that benefits from the sun all day and overlooks the wooded valley and the rolling landscape of Umbria.
This is not just a self catering holiday villa. Enjoy your own 7 hectares estate to roam with olive trees, wild meadows, and woodland walks amongst oak, chestnut, pine and cypress. This is county life in Italy at its best. You may even see eagles, deer or porcupine or hear the sound of a wild boar.
The Villa CAN ACCOMODATE UP TO 14/16 PEOPLE.
It has 7 large private bedrooms with 5 full bathrooms with shower.
Each bedroom has a separate bathroom equipped with good quality shower, sink, toilet and bidet.
The Villa has 5 double bedrooms + 2 twin bedrooms.
A well equipped open kitchen with two outside accesses.
The living room is cosy with sofas and table and has a large fireplace. Currently a HIFI system and satellite TV are available. At the ground floor one will find a large lunch/dining area that has an open connection with the kitchen and living room.
Villa Antico Tabaccaio has a large private garden equipped with table and chairs and barbecue. Here one can enjoy long Summer lunches or evening dinners.
The Villa with pool makes a wonderful summer venue but spring, autumn and winter are all wonderful seasons to enjoy the Villa.
We have full central heating and woodburning stoves for the cooler times of year in Umbria and Tuscany. Spring brings the spring flowers and the forests begin to burst with life. Late summer and autumn is a special time with wonderful autumn colour - wild blackberries and plums to gather, aswell as the olives becoming ready for harvesting in late October and November. It is of course cooler out of season and for some that means they can really enjoy fully all the activities and sightseeing opportunities.

Summary: Villa was amazing and fit a huge group of us. The area is so cute and peaceful. Katia was wonderful and soo helpful. She went out of her way to coordinate rides for us, even drove one of us to the grocery store, and was there to answer any and all questions!

Summary: We had a lovely time in this house near Panicale. It is very spacious and has a great layout, so that all 13 of us had space to be together for mealtimes or at the pool, but could also be away from each other. All the rooms are a great size, the bathrooms are nice and the kitchen is very well equipped. The communication was easy and prompt and questions we had before and while we were there got answered in a productive and quick manner. The house is set back from the road, which means one really has space on their own, but it is also close enough to the surrounding villages/towns and the lake, which are all very pretty and worth visiting. You can even walk to some of them and reward yourself with a nice coffee in the town square. The pool has a good size and was maintained well on a regular basis. Can definitely recommend it and would go back any time.

Summary: First off, I must say the property manager Katia is AMAZING-I'll explain further later. The house we rented-VILLA ANTICO TABACCAIO in Panicale, Umbria was huge. There were 12 of us, all family, and there was plenty of room for everyone. As we were traveling by car from Rome to the Villa, and didn't expect to get in until after 5 P.M. I asked Katia to make arrangements for dinner for us at the Villa. Shortly after our arrival, Katia showed up with wine from a local winery for our dinner. (My wife and I visited this and other wineries recommended by Katia). Katia had a local Chef prepare our dinner which was served on the outdoor covered patio attached to the barn. The meal- as the kids say in their texting-OMG. One regret is that we should have had the Chef back a second time. Overall it was the best Family meal we had in Italy, fantastic food and wine, gorgeous sunset, all the comforts of home, enough leftovers for another meal-but no dishes to wash. Because the weather was warmer than normal for the region, the pool, with its pergola turned out to be the center of our family gatherings, enjoyed by all. The views from the Villa are breathtaking, you are surrounded by fields of sunflowers, and the hills of the surrounding towns. Let me talk about, as far as I'm concerned, the Queen Of Panicale-Katia. This woman is fantastic. I know, you're thinking yeah its her job to be nice and help you out, but she is genuinely one of the nicest people i've ever met. She also knows everything about the region, and practically everyone knows her. She can make arrangements for just about anything for you. You can basically rent one of the properties she manages and show up not knowing anything about the area- no problem, she will advise what to do, where to go, when to do it, I mean everything. Her great reputation truly precedes her. When she would make reservations for us, or even if we just mentioned her name, upon our arrival, they would practically drop everything to accommodate us. Make time to visit the towns of the region. This is were the "regular" people are-family owned farms, shops, restaurants and wineries. Larry M

Summary: This villa was wonderful. We travelled with a large group and it was so spacious that we never felt on top of each other. Every window had a view of either sunflower or grain filled fields. The view from the pool was looking up at Panicale. It is situated in a great location close to Panicale which has some restaurants and is peaceful to walk around in. It’s also close to a coffee shop and grocery store as well. Being on the border of Tuscany and Umbria really allowed us to your both regions which was wonderful for some of us who had already toured Tuscany. Katia was Ana amazing host that was very sweet! She was always checking in and seeing if we needed anything. She even arranged for us to have a private chef our last night. I highly recommend doing this. The made us an amazing dinner and even cleaned it all up. We hope to return some day in the future!!

Summary: What a wonderful and welcoming villa to stay at. Katia is simply suburb and was so very helpful. The perfect hostess. We stayed there with 11 family members and there was enough space for all of us and then some. The villa had everything we needed and the kitchen was great for making large dinners for our family. Summary: As alwys we had a wonderful time in Panicale and the second time in this house that is perfect for a group as we were 12 adults. Large swimming pool , beautiful view on mideval Panicale and Paciano. Large kitchen and dining room. We thank Katia for all her attention in every detail. We hope to be there the coming years.

Summary: My family and I stayed at Antico Tabaccio in July for a week and I could not recommend the house highly enough. We are a family of 6 and we were joined by 2 other families. So there were in total 15 people in the house. Even with such a large group, the house easily accommodated us all. In fact, the rooms and living areas were so large it was at times hard to find the children ;-). The house itself was perfect for the warm weather with the downstairs comprising of a gigantic airy and cool kitchen and living area complete with vaulted ceilings and beautiful arches. Off this was a large ensuite bedroom which had the feeling of a separate apartment, perfect for those members of the traveling group who may favour a bit more privacy. Upstairs, you'll find another lovely sitting room with television and stereo with ample seating for a large party of people. Off this area, all the bedrooms were generously proportioned and really well appointed with fabulous views over the beautiful countryside. There were more than enough bathrooms ensuring there were no squabbles as to who was next in ;-). Outside, the garden doesn't disappoint either. The pool was large and really clean. There were loads of inflatables that kept the children entertained for hours. There were two shaded outdoor dining areas, one directly outside the glass double doors from the kitchen and another larger area away from the house with a huge table and loads of chairs. We favoured the latter area as it was larger and could accommodate us all. This also had a really good bbq. We spent many an enjoyable evening sitting and chatting here. All in all, I would highly recommend the house for large groups as it has everything you need whilst still being in close proximity to the spectacular village of Panicale. Finally a word on our host, Katia, It is rare that you would meet someone as genuinely warm, friendly and hospitable as Katia. From the moment she met us she could not have been more welcoming and immediately made us feel at home in the house. She was kind enough to reserve a table for us in Panicale for dinner and any minor issue we had was dealt with so courteously and happily that it really was a pleasure. Thank you, Katia, for making our stay so pleasant

Summary: We use to own a home in Paciano and are very familiar with the area. Last year we rented a villa from Katia the manager and it was spectacular. The service, views, cleanliness,etc..All top notch. This year we decided to rent another from Katia in the town of Panicale, once again it did not disappoint. This villa was surrounded by acres and acres of sunflowers and fields of beautiful gardens. The house had many bedrooms with individual bathrooms. The rooms had great decor and updated furnishings. The kitchen had a dishwasher, big fridge, a great working island to cook on and spectacular big windows to look out at the views of the sunflowers. There was wifi for both upstairs and down that worked great. The downstairs was more of the gathering place with tons of sitting area and wide open spaces. The upstairs also had sitting area and gathering place. The house just has a great flow. The grounds were beautiful with herbs and fig trees along with a well maintained pool. As you sat in the pool or lounged out on the yard you could see the mountains of Umbria and Tuscany along with a view of the town of Panicale. At night it was quiet and a great view of the stars and moon. Just as peaceful as it could be. The overall service that Katia provides was second to none. I owned a house in Paciano and understand what it takes to get such great management service of a property and Katia is the best. She was there whenever we had a question or a possible issue. She also made us her world famous Lasagna. If you are looking to book an apartment, villa or place to stay in this area you need to reach out to her. I would stay here again but if I would need something smaller or bigger I would call Katia to get you the right size place. We are already looking forward to booking our vacation for next year and staying here.

Summary: ★ ★ ★ ★ ★ Imagine seeing the poppies and sunflowers bloom, watching the splendor of radiant sunsets from your herb garden, having the full moon light the sky of Panicale. Imagine having a cocktail and a swim at the end of a day of site seeing while a Nonna makes you and your guests the most fabulous dinner including homemade pasta! This house can bring together larger groups for spectacular experiences--being centrally located this villa has great day trips to : Cortona, Montepulciano, Orvieto, Spello, Assisi, Citte De Pieve, and even the FonteVerde Mineral Spa. The train is 15 mins away with easy day trips to Florence and more! The town of Panicale is charming and the people are inviting and friendly. The night views of this easy-access hilltop town are amazing. You can't go wrong with the services that Katia provides. She goes above and beyond expectations. She knows the area, the house, and ensures that no detail goes overlooked and she is easily accessible thorough your stay. I stayed in this villa for a month with family and friends coming and going and everyone loved it!

Summary: Perhaps we shouldn't share this little bit of heaven with others!! With our friends and travel companions we found the villa to be a lovely spot to relax and enjoy the scenery, the beautifully restored farmhouse and the warm, attentive Italians.
