The Reed Beach House is located in a small, quiet, residential beach town, located less than 7 miles south of the famous boardwalk in the heart of Daytona Beach!
The most frequently asked question I get from perspective guests is “Is the house ON the beach? I mean, right ON the beach?” I don’t blame them, there are far too many scams out there. But thankfully, I can come back with an enthusiastic 'YES! Smack dab on top of the sand dunes! Any closer and we'd be jumping off the deck and into the ocean during high tides!'
One of the very unique features of our location is that we're on a condo-free section of beach designated as a “turtle nesting area”. What that translates to for the beach-goer is: no motorized vehicles, no dogs, fewer tourists, privacy, serenity, and security. And who knows, you could be one of the lucky few to witness a mother sea turtle laboring across the sand to lay her eggs or hatch lings blindly making their way back down to the water to swim out to sea!
The Reed House has all the amenities available at your fingertips to provide you with the perfect worry free vacation.
The main house has central heat and a/c, 3 furnished bedrooms complete with ceiling fans, queen sized/double beds, adequate closet space and large windows with spectacular beach/ocean views. The 4th bedroom/bath is attached with a separate entrance. It is located on the southwest side of the main house, has Central AC and heat, ceiling fans and is perfect for that couple that wants a little more space and privacy. The trade out though is the lack of ocean view.
We have WiFi throughout the main house and signals are strong on the deck and screened room. A WIFI booster helps to strengthen signal in the downstairs bedroom, but it's not at 100%.
The large open kitchen is equipped with nearly every conceivable appliance (both large and small). The Florida room/den includes a flat screen HDTV w/ cable, smart DVD player and a blue tooth speaker. The dining room with attached breakfast bar seats up to 12 total, and offers ocean views from all vantage points. Off the east entrance is our screened enclosure providing more than enough patio furniture for lounging and/or dining in the refreshing ocean breezes while taking in the panoramic view of beach and ocean below.
Located directly off the screened room is our patio/deck and barbecue area. This is my favorite spot at the end of a day. Relax right above the sand dunes by easing back into one of the comfortable chaise lounges, peer through the sea oats that dot the landscape and enjoy the miles and miles of white sandy beach! After dinner head down our private beach walkway, boat drink in hand, and enjoy a barefoot walk on the soft white sand. Truly restful vacations are so rare in our busy lives, you gotta grab them when you can! * THE REED BEACH HOUSE IS SPLIT LEVEL WITH STAIRS TO FRONT DOOR, BACK DOOR AND DOWN TO BEACH. Unfortunately, it is not recommended for those with impaired mobility.

Summary: The house is amazing, directly in the beach. Has been the most relaxing vacation and best beach house we have rented in Florida. Can’t tell you anything about the restaurants or shops because we never left the whole week. Two days we saw sea turtles swim by us in the water. One day we saw a manatee and dolphins out in the water. The best of all was toward the end of our stay, we were out in the water and a pod of four manatees swam right up to my husband and went on both sides of him. The kids were able to swim out and even touch them as they came back around. Truly amazing. We were also lucky enough to watch three launches on the beach at night from Cape Canaveral and Kennedy Space Center. The house has literally anything you could need and more, by far the best and most stocked rental we have ever stayed in. Can’t recommend it more! We will back!

Summary: Great location. Plenty of space for the 7 in our group. Lots of beach gear and games. Love the house; it had everything we needed and was exactly as described. When the afternoon storms would blow up we gathered on the scre ned in porch and played card games.The Reeds are wonderful hosts and we appreciate being able tk enjoy their little piece of heaven!

Summary: We booked the property for the back porch and the access to the beach! We spent all day on the porch relaxing, playing games, and for all our meals. Exactly what we were looking for. Everything needed for a vacation was provided. Owner is very gracious and responsive. You will love it!

Summary: Exceeded all expectations! I loved everything about this house, beautifully decorated, exceptionally clean and comfortable. The ocean view is breathtaking and so close! Just a few steps down to the beach, and the sunrise over the ocean was incredible! The owner Denise was wonderful, and her attention to detail was obvious all throughout the house. Fresh flowers in the house were beautiful. Felt like home from the first day, can’t wait to go back!

Summary: We were three couples over the age of 50. Denise was spot on with her description of the property. It was during Bike Week and Denise was gracious enough to let us park our bikes in the garage. As we are not the partyers, the location from downtown Daytona was perfect. The backyard and beach access made for great days to relax.
