Welcome to a woodsy Hudson Valley escape just 70 minutes from NYC! Sitting on 5.5 acres of land, this 13 room European styled farmhouse was built in 1845. This house has seen many recent improvements while maintaining the perfect blend of modern amenities and 175 year old charm. There is also a newly remodeled 2 story guest (pool) house with a full one bedroom apartment and a 400 sq ft theater complete with a 4k projector, 7 speaker surround sound and a 90 inch automatic screen. and the main house has seen many recent improvements while maintaining the perfect blend of modern amenities and 175 year old charm.
The house is situated among a pond, a lake, a marsh and a stream. The thriving ecosystem provides exciting sights and sounds that continually change over the course of the day and the seasons. In the morning, the birdsongs will gently wake you, and in the evening you will fall asleep to the rhythmic baritone gulps of the bullfrogs often accompanied by crickets and tree frogs. If the sounds do not enchant you, the storm glass windows will provide adequate sound proofing.
Our home is the perfect getaway spot for a combination of activity and relaxation. Grab some sun or a shady nap on the lounge chairs on our new IPE deck by the pool. Sit on the back porch with a book from our extensive library, and enjoy the bucolic scenery. Prefer to exercise? Enjoy the large network of local hiking trails within walking distance, or drive 15 minutes for some more challenging trails. Shoot some hoops on our 20x20 blacktop, then take a swim in the large in-ground pool. Enjoy the brand new cedar sauna and wash off with our outdoor shower. On rainy days, choose a board game, play some cards or curl up in the cozy TV room to watch a movie.
Cooking enthusiasts will be delighted with the extra large Big Green Egg grill/smoker and the large kitchen which is stocked with 2 ovens, 2 sinks, 2 refrigerators, and many chef’s toys: food processor, electric mixer with pasta attachment, ice cream maker, Vitamix blender, electric citrus juicer, Sodastream, Espresso Maker, Drip coffee machine AND Keurig. Virtually every cooking and food prepping implement is provided. There is an herb garden just outside the kitchen.
If you become a little restless while relaxing in paradise, there are many options for local excursions: Cold Spring (15 min drive) is a lovely village with restaurants and artisanal shops along its main street, a well-stocked grocery store and wine shop, a Saturday farmer’s market, and a riverfront gazebo complete with a delicious ice cream shop next door. Cold Spring also boasts a wonderful summer Shakespeare festival at the historic Boscobel House and Gardens.
Cross the river to West Point Military Academy (20 min Drive) to take a tour or watch Army athletic events. For a serious day of shopping head to the Woodbury Commons Outlet Village (30 min drive).
There are 3 exceptional cultural destinations local to Garrison: A brand new private museum opened 10 minutes away from the property - Magazzino Italian Art is a dedicated to a specific period of late 20th century Italian Pop Art (Arte Povera). Visit Dia Beacon (25 min drive) to see large scale artwork in a huge former Nabisco box factory. For even more scale, drive to Storm King Art Center, the undisputed world’s greatest outdoor sculpture garden and museum. 500 sprawling acres of gorgeously landscaped grounds house over 100 sculptures of every medium imaginable. The pieces are placed with extreme thoughtfulness to create a perfect marriage of the artworks and their surroundings. On the way home pick up some barbeque from Round Up or fire up the Big Green Egg.

Summary: This is just a wonderful house. Warm and cozy, with all of the charm of an antique house, but also all of the amenities of a modern house. Multiple full baths, many great bedrooms (with super comfy beds!), large, comfortable living room, smaller study, fantastic kitchen with two ovens, large Viking stove, two sinks, plenty of counter space. All on a large peaceful lot in a very quiet area, near a great hiking trail that leads up to the top of a ridge with phenomenal views. I have travelled around the world, and stayed in some pretty fantastic places, this house and location ranks up with the best. I am looking forward to a return trip. John is a fantastic host!

Summary: The house is a perfect combination of rustic ease and elegant charm. We were a multi-generational family, grandparents, parents, an uncle, an eight year old and a five year old. The house met all our needs: the library for relaxation and tranquility, the beautiful kitchen for foodies, the dining room for conviviality, and the pool for swimming and just plain fun. I would recommend this house to my best friend, and, in fact, I have.

Summary: We booked this home for our son's graduation from West Point. West Point is right across the river from Garrison so I highly recommend it. The home is truly a gem with so much character. The countryside is beautiful and a great place to take long walks and listen to the variety of animals and birds. The kitchen is spectacular and very well stocked. The living areas are spacious and abundant so its very easy to get some quiet time in. The owner John left us a bottle of wine and the best homemade ice cream you could ever ask for. John was lovely to work with and answered all our questions immediately. This home is perfect for almost any kind of gathering.
