• When you make an inquiry or reservation request we would appreciate any information you are able to provide about yourself, your fellow guests and your visit to Tauranga. Please feel free to ask any questions about the guest suite and the surrounding area that could help you to plan your stay
• Want to bring a pet? Read the pet policy at the end of the listing first and if you agree with this then send us a message with a request to book with details about your pet.
• The 75 sq m fully self contained guest suite is located in a garden setting on the bottom level of our two storey home with fabulous views across Welcome Bay estuary to the Mount.
• The suite has a completely separate entrance down a side path from secure onsite car parking. It is Next to Tye Park and the beach which is accessed through a gate from the garden. Please note, this path has a moderate incline that may not be suitable for people with mobility difficulties.
• The property is 15 mins drive to central Tauranga and 20 mins to the Mount
FACILITIES
• Modern and sunny guest suite with all bedrooms and living area having views of the water.
• Open plan kitchen/lounge/dining room with bifold doors that open out onto a private patio area.
•42" TV has Sky access and a DVD player with a limited range of DVD's available.
• Fibre internet access throughout the guest suite.
• Kitchen is well equipped with a convection microwave, double hot plate, fridge and ample appliances, glassware, cutlery and crockery.
• Master bedroom has a double bed and the other bedroom has two singles.
• Extra bed for 5th guest available is in the form of a rollaway single trundler bed.
• Bedrooms have mirrored wardrobes and ample storage for clothes and luggage.
• Bathroom has a full sized vanity, large shower and a washing machine.
• A clothes drying rack is provided for your use, however you are welcome to share the clothesline with us if you wish.
GUEST ACCESS AND HOST INTERACTION
• This is our family home. We live upstairs, however you would be totally separate from us in the lower level guest suite.
• There is noise cancelling insulation between the two floors, however other people in the house can be heard on occasions.
• Access to the property is through a shared gate which offers security for off-street parking. Access to the guest suite is down a path from the parking area at the side of the house.
• We do make use of the garden at the very bottom of the property for growing vegetables.
• We want your stay to be comfortable and are very happy to answer questions or help in any way we can to make your stay more enjoyable.
• We will greet you at the start of your stay and show you the guest suite and its facilities.
• The level of interaction you have with us is entirely up to you and we will totally respect your privacy.
OTHER THINGS TO NOTE
PET POLICY
• We are happy for you to bring a small dog with you, but you must get approval from us first and agree to the following :
1. The dog must not go on the beds or furniture
2. Any doggy doo deposited in the grounds must be collected and disposed of
3. The dog must not be left alone in the guest suite or on the property at any time.
4. You will pay a $30, one-off pet fee that needs to be paid before the reservation starts and will be included in your quote.
We have a friendly dog and cat who live on the premises. We will endeavour to keep them on our part of the property during your stay. The downstairs section of the property is fully fenced and separate from the upstairs, however parking is adjacent to the upstairs section, and you will need to ensure your dog is under control when you go from your car through the gate to the downstairs section.
• Parking is either on the street or on the property by arrangement
THE NEIGHBOURHOOD
• Welcome Bay is about 15 minutes from the centre of Tauranga and 20 mins from Mt Maunganui and Papamoa.
• There is a bus stop a short walk away at the end of the street by the local shops.
• Local shopping centre has a Bar/restaurant and bottle store, Indian restaurant, dairy/convenience store, pharmacy, takeaways, laundrette, stationers and post shop
• Tye Park is accessible from the property and is a family friendly park next to the tidal Welcome Bay estuary. It is very safe swimming, has a children's playground and BBQ facilities.
• Welcome Bay is a suburban part of Tauranga and although there is a regular bus service in to town, it is probably advisable to have a car.
• There are several local walking paths that can be accessed on foot and there are others within a short driving distance.

Summary: What a glorious spot right on the waters edge. The hosts welcomed us with open arms, freshly home baked, cookies, jam chutney and local fruits and juices…not to mention the personalised note. Every possible detail taken care of. Summary: My family and I stayed here for the Mount Festival of Multisport and it was perfect - easy drive into the Mount on the day and so peaceful by the water with the nice garden. The hosts Lynne and Danny were really friendly and made us feel completely at home. Would recommend, ideal stay!

Summary: We had a wonderful time with our grandchildren. It is a perfectly furnished house with colors that coordinate with each other. Linne and Danny are very caring. A canoe is available for the children. A welcome basket with delicious bread and fruit was ready for us.

Summary: Fabulous hospitality. A modern clean, tidy venue with a great outlook, a homely friendly character and generous, understanding and caring hosts. They set the scene from the outset with a warm cheerful welcome, excellent communication and a delicious home-made food basket, including treats for our little dog. Summary: The accommodation exceeded our expectations. Lynne and Danny are wonderful hosts and the breakfast basket was amazing down to the homemade bread and preserves. Highly highly recommend this accomodation. VRBO on the other hand only receives 1 star. A truly awful website that I will avoid at all costs if possible.
