Lovely 5 bedroom home on 2 levels! Three full baths and showers, two power rooms one on each floor. The power room on the first floor does have a COLD WATER shower. This house is not child proofed - there are no window and stair guards, locked cabinets, socket and cover guards. There are two bedrooms on the ground floor, one single bed and the other is a Queen size primary suite with a private full bath room. On the second level overlooking the mountains is a larger primary suite with private bath. Two more large queen bedrooms and a shared bathroom. There is a queen size high level air mattress as well. Also, the couches are definitely cozy for sleeping!! Relax in entertainment room on the 2nd floor with a 75 inch TV and a Bar or step outside on the balcony and watch the rise/sunset. This home has a wrap around deck. You will have access to the 10 acres in back for short hikes and take a picnic down to the pond! This is a treasure that you have to see to believe, you will NOT be disappointed!

Summary: Lovely home inside. Very unfortunate that only one bathroom on the first floor had hot water for showers. All guests had to use this one shower.

Summary: This was our third stay at Willa's house, and it continues to be perfect for our needs. The bedrooms are large and comfortable and there are plenty of common spaces to hang out, eat, drink, and catch up with old friends. Willa is very easy to communicate with and very reasonable with her policies. Everything was well-cleaned and in order when we arrived.

Summary: This was our second stay at this property and it was even better than the first! We like it because of the spaciousness, number of large bedrooms, many bathrooms, well-stocked kitchen, and multiple places to hang out, chat, play games, etc. Some appliances look to be upgraded from the last time we stayed, and we also enjoyed cooler weather that let us use the outdoor furnishings.

Summary: Your home is beautiful and perfectly located for a weekend of wedding activities at the Arnold House. It was able to accommodate 9 people frantically getting ready easily. Between wedding activities everyone was able to relax and enjoy the numerous amenities at your home. As well as explore the quaint town of Livingston Manor. Thank you.

Summary: My family and I recently stayed for our annual Christmas get-away. The house is as listed if not much better, 5 bedrooms, 5 bathrooms (which was priority for us having 6 kids between my hubbie and I). The house is very well equipped with all you will need. The second floor has a game/tv/bar huge room for entertainment, our teenage kids love it! We didn't get to explore much on the outside due tot he extreme cold weather but the views from the windows were very beautiful and inviting-cannot wait to rent this beauty again in the spring/summer or fall but really anytime of the year is enjoyable here. We will definitely rent and come back here as often as we can. Lastly, but certainly not least, Willa our host was superb! Not only was she quick to reply to any inquiry or comment but she was sweet, very accommodating and most helpful. Superb Excellent Host-thanks so much Willa!

Summary: We (eight adults) greatly enjoyed Willa's place for our annual get together. The house is very private with beautiful surroundings. Everyone was happy with their bedrooms, and especially the large amount of space available for relaxing and playing games. The upstairs bar was especially nice! Although we mostly stayed inside with the hot and stormy weather, the wraparound deck offered a nice place to step outside for some fresh air. In better weather it would make a great hangout or dinner spot. The kitchen was very well-stocked with equipment and spices/condiments, and the furnishings were high-quality and tasteful. The house is close to the highway, which is convenient for access, though some traffic noise can be heard if it is quiet.
