Summary: Great view and enough space for family of 7-8. Nice that you can walk into town and take the ferry to other spots on the lake. Hill up to property was steep so challenging for older parents to walk. Instructions and check in were easy. Had everything you needed for a stay. You do have to watch the video instructions to explain how to work everything on the property. The dining table is wobbly & worn so should be updated.

Summary: Management and communication 10/10 Property needs some serious attention ! If you don't have high expectations then the location is great although up a very steep hill !

Summary: We have spent in the apartment 2 weeks with a party of 6. To sleep and in the bathrooms there was enough space for all of us. The kitchen and the balcony is not quite suitable for 6 people sitting all together at one table - but for two weeks this doesn't really matters. On the balcony are two tables and so you just split up. The kitchen is small and not equipped for great cooking events - but who wants to do that in your vacation -since there are nice and not really expensive restaurants in walking distance. Also there are two barbecue-grills on the balcony. There was no gas for cooking, when we arrived, but the housekeeping service worked very well, and within 1 hour someone came and brought new gas. We enjoyed our vacation very much and will securely come back one day. Thank you for "hosting" us.

Summary: The location, interior of the unit and views from this apartment are as described in other reviews . The outside landscaping of the property and deck flower boxes have been neglected. We would recommend this place, but had a major issue with the response to the air conditioning not working when we arrived. We contacted the 24 hour service line and they verified something must be wrong and said they would get back to us with a plan for solution that evening. We did not hear back from that person even after 2 of our follow-up texts. We also contacted Samuel several times to try to rectify the matter and did not receive a response. We called local office the next day and spoke to another person who was not even aware of our issue but did work to fix the a/c problem later that day. Since we experienced an uncomfortable first night’s sleeping and were unhappy with the delayed resolution, we felt it was fair to ask for a partial reimbursement for the first night of our stay. Instead of a reimbursement, Samuel essentially accused us of unplugging the a/c unit. The a/c unit is high on the wall, and out of arms reach. No apology was even given for the lack of response to our multiple requests for service and no reimbursement for lack of air conditioning.

Summary: Apt was very nice and great view of Lake Como. However, the drive up the road to the apt was terrible and very bumpy. Twice I scraped my car on the curve do to minimum space on the curve. Needs to be repaired. Plus the gate lock was a nightmare to open. Finally when we got a new key, it was much better.

Summary: The apartment was very clean and met all our expectations. The view from the top floor was stupendous. The location of the property is wonderful, as it's right across from Bellagio and a very short drive to Mennagio. The only challenge we faced was there was no internet so we advised the HPS office staff and they corrected the problem the first day by delivering a router to the property. The only other minor problem we had was we couldn't locate the trash receptacle, so we had to leave the little bit of dry trash in the apartment when we left. We recommend this property if you're staying in the Lake Coming area.

Summary: We adored this place, and expect to return. This spacious flat is located in Griante on the shores of stunning Lake Como. It is located just a short drive/walk uphill for some amazing views of Bellagio. There is a parking spot designated for the flat. I have trouble with stairs, and I didn't have any problem at all with these shallow, wide steps. We were greeted with snacks and wine in the full kitchen. There is a living room that leads to the deck, where you encounter the breathtaking views of Lake Como and the mountains behind it. There are two bedrooms, the master bedroom is quite large, with comfortable beds and two bathrooms - one half bath and a full bath. Opening the huge doors and windows created this beautiful breeze, and we had them open all the time. (Tip: The wind slammed the doors and windows closed, so we put a shoe in front of the doors and draped a towel over the open windows.) Coffee on the patio deck is so relaxing that we didn't want to leave. The sweet church bells toll each day. One small note: The couches in the living room were very uncomfortable and hard on my back. If those are replaced, this place is, quite literally, perfect. Bellagio is a very short and inexpensive ferry ride (the ferry is a short walk from the flat). If you stay here, please go see Bellagio! Have a long sit-down at a table facing the lake. It's amazing. Take another short ferry from Bellagio to Varenna. Wonderful food and shopping and people in both towns. Eat any and all of the food in any ristorante or pizzeria you see - it's all genuine and insanely good. Thank you very much!! We will return! Summary: Loved the location of this property – close distance to great restaurants, boat rental, Villa Carlotta, beautiful views & scenery. A very nice Como location. Glad we had a car because it is up a steep hill but there was a convenient parking spot provided. Owner was very helpful with providing (much needed) specific directions and recommendations and we loved the concierge service – she graciously helped us book a boat last minute. Many great amenities provided at the home including kitchen tools, basic toiletries, coffee, dish soap, DVDs, etc... and nice touches- owner left a bottle of wine, milk & croissants. Wish we stayed longer! Only problem - it was quite hot outside and the AC unit is only in the master bedroom. Master felt great and 4 fans were provided for other spaces but the upstairs was hard to cool off. (And couldn’t get WiFi to work but we had a hot spot.) Loved staying here; would stay again!
