The loft bedroom upstairs includes a beautiful dormer window reading nook which takes advantage of the spectacular views north over the lake.
If you're curious, Angophora is named after the beautiful flowering plant of the same name that is native to the central and north coast of NSW. I hope our home is somewhere you can get away from it all and just relax and connect to nature.
The grounds provide the best of both worlds – manicured lawns and gardens surround the house, while the bush and native trees with their abundant birdlife is only a stone’s throw away. We even have a fire pit you are welcome to use - perfect for toasting marshmallows and looking up at the stars...
Details of What's Available:
Downstairs there are 3 bedrooms and upstairs 2 loft bedrooms.
The main bedroom has a Queen bed, ensuite and dressing room. Lake views.
Bed 2 has a Double bed and views of the lake.
Bed 3 has a Double bed and bushland views.
Bed 4 is upstairs and has a Queen bed.
Bed 5 has 2 sets of bunk beds - i.e. 4 singles. they both have extensive bushland views.
The main bathroom downstairs has bath and separate shower. There is a guest toilet situated next to the laundry.
The whole house and grounds are available for guest use, except the garage and 2 locked owner's storage areas.
[Please note that the standard fee covers 6 guests – this assumes 3 couples (ie 3 beds). Any ‘combination’ of guests within the 6 guest total which requires additional beds will incur a charge of $50 per person (bed). This covers the entire length of your stay and is purely to cover the cost of linen / laundry / bedmaking charges associated with the additional beds. Please advise at time of booking the number and composition of your guests so that we can suggest the best solution to meet your needs. Please also be aware that all beds will be made up. Our cleaners check them after each guest and remake where necessary. Any beds which have been used in addition to those booked will incur additional linen charges as well as additional guest charges.
The garden sprinklers are set to operate automatically around 5pm on Mondays, Wednesdays and Fridays. This should not interfere with your enjoyment of the house or gardens.
Pets are welcome but not inside the house. There is a covered verandah and the back garden is fenced to allow a secure area for dogs, and no doubt guests would clean up after their pet, as they would at home. Please be mindful of native wildlife and control your dog.
There is a detailed manual with appliance instructions, trouble shooting and emergency contact details in the kitchen. Please refer to this and note the more detailed house rules contained in it.
Window locks and opening limiters are fitted in the upstairs rooms. They can be locked closed or ajar. Please ensure you check these and ensure they are locked in the appropriate position if you have children with you. Double bunks are also included in the upstairs bedroom which may pose a risk to young children. By proceeding with this booking, you are assuming all responsibility and risk for your children’s safety during your stay.
House Rules:
If you plan to unplug TVs / DVDs etc in order to play games, please take a photograph of all existing cabling first and ensure that everything is returned to the way that you found it before you leave. Please ensure the TV is left in ‘TV Mode’ (Refer to instructions with TV remote). This will be checked after you depart – the cleaners will simply turn on the TV using the TV remote and expect to see a TV station appear. If any adjustments are required a charge of $50 will be deducted from your security deposit. Additional charges may be incurred for such things as missing or damaged cables, etc.
If you are lighting a fire in the fireplace, please ensure the fireguard is placed across the fire at all times, as sparks and embers can burn the floor and / or the rug. Please double check that the fireguard is in place before going to bed or leaving the fireplace unattended for any reason. Any damage to the floor or the rug caused by the fire will cause immediate processing of your bond. There is also a firepit in the garden, which is lovely at night under the stars. Please never leave the firepit unattended - ensure the lid is placed over it to avoid any risk of starting a bushfire.
The oven, including trays, racks and baking dishes etc must be left as you found them. We have supplied aluminium baking trays and glad-bake bags and pre-lined a large baking tray and an oven tray with foil. Additional alfoil has been provided for your use. Any additional cleaning required will incur a charge of $100 against your security deposit.
At the end of your stay, please bring your rubbish down to the bins and do not leave in the house. This is to avoid attracting ants or other pests. If the cleaners have to deal with extra cleaning, it will mean the cost being deducted from your bond.
