This comfortable modern villa situated at just 56 km from Rome is set among the olive groves next to the medieval village of Monteleone Sabino and the romanic ruins of the old city of Trebula Mutuesca in the beautiful and unspoilt Sabina region of Lazio. The villa has four double bedrooms, two bathrooms, a large (48 sqm) bright open planned living area and a well equipped kitchen with different spaces to organize either inside or outside alfresco dinings.It has a wide private garden with access to more than 2 acres of olive grove where the swimming pool (12 x 6 metres) is located and where you will find quiet spaces to read, relax, in sun or shade.All around the villa you can enjoy stunning views of the surrounding countryside hills and breathtaking sunsets in the evenings. The villa provides a perfect rural retreat with ample opportunities for enjoying the countryside, hill top villages and local restaurants. It is also within easy reach of Rome and many other towns of Lazio and Umbria such as Tivoli, Orvieto Spoleto.

A nice walk from the house brings you to the lovely ancient Roman church of Santa Vittoria and the ruins of the roman amphitheatre. Near Rieti (30 Km on the Via Salaria, an interesting medieval town) there are many beautiful medieval Franciscan sanctuaries (Greccio, Fonte Colombo, Poggio Bustone) and the wonderful area of the lake of Piediluco, the Marmore Falls and Terminillo mountain (2500 m). 15 Km away (towards Rome) is Farfa Abbey, one of the most famous monastery in Europe. The abbey that is still little known on the tourist trail, hosts a magnificent Romanesque Cathedral and a stunning library of rare texts from medieval times. In recent times, British celebrity chef Jamie Oliver visited the abbey hoping to find inspiration in the long-famed medieval herb garden of the Benedictine monks...On the way to Farfa is the lovely medieval village of Frasso with its beautiful castle. The Lake Turano, with its wild landscape and medieval villages, is only 15 km away and you can enjoy swimming, sailing or fishing. Just 40 km away, you will find the beautiful Villa Adriana and villa d'Este in Tivoli. And of course Rome (56 Km away), which can be easily reached either by motorway or by train from Fara in Sabina (efficient, cheap train service running every half hour except Sundays; 45-60 minutes to the Colosseum and historical center). Summary: The house was poorly prepared for our stay. The pool was green and was not ready for use till six days after we arrived and the pool patio was covered in leaves and had not been cleaned. The shower head and toilet seat in the master bedroom bathroom were broken and, within a couple of days, the bathroom developed an awfull smell. The shower cubicle was not clean, with mould in recesses. The curtain rail in the master bedroom fell off the wall and almost caused injury. The hair dryer was covered in something sticky. The washing machine had mould inside. The Moka pot still had residue from previous use. The pots and pans were not clean. Most of the glassware was in very poor condition, so badly scratched and marked that they were impossible to clean, as were the cooking utensils. The kettle was slimy inside and had to be boiled a couple of times before we could use it. The dishwasher was not clean inside. The kitchen surfaces are badly marked and stained, in need of restoration. The pizza oven in the garden was left in a mess, with rubbish, old burnt wood and cardboard strewn around. The indoor dining table was in fact an outdoor, bare timber table, also in poor condition, stained and marked. The painted walls indoors had been 'repaired' in places by simply daubing paint over the marks, creating a patchwork, and in many places, the plaster was cracked and/or falling off the walls. The tiled floor throughout the house had not been properly cleaned, with lots of dust, dirt and cobwebs visible. There was staining on a lounge radiator which looked like spilled coffee. All these issues were raised with the owner, but all we heard was excuses - the pool was not ready because of the weather, the bathroom smells because "it happens", the cleaning lady does a good job and the poor condition of furniture, decor and equipment was normal for a "country house". We have been staying in private holiday homes for decades and, simply put, this was our worst experience, a huge disappointment and made worse by flippant responses from the owner.

Summary: The house was built in 2003, the rooms are fine, the kitchen is great and the view to the olives fields it´s amazing. Giacomo and his wife are really nice people who solve every problem you might have. It´s a really nice place to stay if you want to have a relaxed familiy time, 40-60 minutes from Rome and 10-15 minutes to the next big supermarket. The village of Monteleone Sabino is a small and beautiful italian village. Hope to visit this place again sometime.

Summary: The area is intersting : quite country but just one hour far from Roma . Sunny but not too hot during the night.The pool is wonderfull with a panoramic view on the mountains (olive trees ). The house is confortable for eight to ten people .Barbecu and external pizza oven .Small village at 5 minutes by foot .We really enjoy this place.

Summary: We were a three-generation group of seven from the UK and all had a wonderful holiday in this hill-top house with beautiful views across the olive groves. The house itself is on one-level - perfect for our needs, very well-equipped and nicely decked out. Excellent, large pool. We were shown around on arrival and a fridge with some food and drinks was a welcome and nice touch. The owner was on hand with advice should we need it. A perfect setting to unwind, take short trips to Rieti, roman ruins, remote villages and local lakes. Unspoilt and void of huge numbers of tourists. Perfect! A. Owen (Buckinghamshire, UK)

Summary: The house is located on the outskirts of the pretty hilltop town of Monteleone which has a small shop selling all food essentials, there is also a friendly cafe with beautiful views across the olive groves and a tobacconist/newsagent. The house itself was very comfortable with a very well equipped kitchen, we ate all our meals out on the covered patio accessed immediately from the kitchen. Nice large sitting room but we spent all our time in the garden and pool both of which have glorious views over the surrounding countryside. The pool side is very well equipped with loungers and two enormous umbrellas for shade and cleaned every morning. It would be nice to have some more comfortable chairs for the garden. Visited Rome several times which was very easy parking at Villa Borghese also close to Tivoli, Orvieto and Viterbo plus many more smaller hilltop towns and villages. It was too hot in July for us to go walking but the countryside was stunning and in cooler temperatures I would have loved to explore. Antoine and Giulia in the villa nearby were very helpful if we needed them but very discreet for the rest of the time. We all had a thoroughly good time and would definitely recommend.

Summary: Spent a week in the villa with 5 small children. The house was charmingly decorated and clean. Well equipped inc. a dishwasher and a washing machine. Loved to prepare dinner looking at the stunning valley view from the kitchen. Four bedrooms were cleverly placed in pairs with adjacent bathrooms, so two families could have some privacy, too. The garden was lovely and as said, the view from 500 metres from sea level -- breathtaking. A lots of nicely tended grass for kids to play on. The pool was fenced, which left us with one less thing to worry about :) There is a cafe and a few groceries in Monteleone village. The house is at the outskirts of the village. We would have liked a restaurant nearby, but missing that might be the only flaw in this beautiful, well kept property. Would definitely recommend to a friend and might well come again ourselves too. Special regards to Giacomo, from whom we requested an extra baby chair and it was there when we arrived. Very nice touch.

Summary: We were very good, the house is beautiful and very comfortable. Outside a breathtaking view, inside a comfortable lounge with a large camino. Owners friendly and helpful. Thanks to Giacomo's suggestions we tasted good Italian food, and we made some good tours in the surrounding area and in Rome (Thanks Giacomo, as you have said, the car park of Villa Borghese is very handy!) We could not try the pool (December) ... so we have to come back in the summer!
