Summary: The house could’ve been amazing if the owners made a few improvements. Pool is not heated which makes it unusable, and it is constantly filled with leaves and other debris. Outdoor furniture rusted and/or in bad repair. We had many issues with appliances not working or breaking while we were there. Kitchen drawers and cabinets were filthy, had to wash everything before we used. Otherwise house was clean expect for lots of dog hair. House has nice furniture and comfortable beds. Treacherous stairs to the upstairs master suite and zero privacy. Very short walk to beautiful beach and a few decent restaurants in walking distance. Would not stay again at this property.

Summary: Reserved June 1-30 plus 4 more nights. Management company, Breakaway Vacation Properties (Kim O'Brien), charged credit card equivalent cost of 2 nights extra claiming service fee for more nights. All this after prepaying a month's stay including original service fee. Numerous e-mails sent to Kim in advance of stay and did not respond to most of them. It took 4 e-mails to see if the property had a BBQ. Weber propane gas grill on the deck and found it in filthy dirty condition. Photos in the description area dated as some of the furnishings were different and the house appears in "perfect" shape. Disappointed upon arrival as the property is suffering from neglect. Took 3+ weeks to get some of the repairs addressed as Kim never responded to e-mails or voice mail. Eventually, she responded with a poor excuse claiming to be busy. By the time we left, still issues and Kim did not respond with a resolution. Exterior of house consists of lots of wood including 2 different sets of stairs and rails connected to the main floor patio. The rails and steps are suffering from rot and the gate on the rear stairs rusted off the hinges and was not usable for the majority of our stay. Tin roof supported by wood beams and there is rust and rot occurring at different joints. Wood patio off the top floor master bedroom suffering from rot and there was evidence of recent work where support beams were installed under the patio floor. Whomever did the repair job on a lower beam inserted a 1 foot long commercial bolt on exterior of the house. Bolt protruded through the wall into the living room extending 6 inches. The bolt entered through the dry wall and guests should be warned as it is very dangerous especially for children and pets. Took photos and informed Kim but she didn't seem to care. Issues: Dust bunnies everywhere (superficially cleaned), deer bone under couch, kitchen sink tap broken, missing sink sprayer/hose, prep sink disposal broken, 12+ ceiling lights burned out, A/C issues, no A/C filters in place, dishwasher broken/leaked on floor (had to hand wash), no tea kettle, dryer needs drum realignment (banging), most exterior lights broken, all garden lights broken, pool lights don't work, waterfall broken, pool chairs rusted/rotted, mice in the garage, and more. No privacy in master bedroom. Open air to downstairs. The "window" in photo does not exist. Be careful using toilet as all echoes downstairs. Great location! Hope the owner is reading!

Summary: We stayed at this gorgeous Sanibel home Nov 1st-30th 2020. The house is exactly as pictured. We are a very busy, professional couple and very particular with travel and accommodations. We were looking to relax at the beach, enjoy great dining and have our secluded poolside cocktails. We walked to the beach in 6 minutes. Walked to amazing dining at the Mad Hatter in 5 minutes and were a 10 minute drive to Captiva for even more dining an sunset watching. This location checks all the boxes for us! Kimberly was very responsive to any questions or needs. Never hesitate to book this house!! We're already booked for 2021.
