Positive: Three converted town houses near Ballsbridge and the Avila converted into a multi room hotel. Beautiful setting and conversion with lounge serving complimentary tea coffee lemonade and cakes. There is an honesty bar with a small selection of drinks. Parking on site for maybe 12 cars is not gated and not bookable .Good but not exceptional breakfast.No restaurant or bar but plenty of choice 5 minutes walk north or south. Overall a lovely place to stay but it misses out on getting top marks as there are a few areas that improvements could be made.

Negative: It’s an old building and so some creaks and groans are to be expected but our room (238) situated under a family of wilderbeast felt like the ceiling was going to come down at times. The breakfast tables are too small for two people and always stocked for one. This means you are constantly juggling plates, cups etc and spend most of the time asking for more milk more butter more coffee (by the cup) and so what should be a relaxing breakfast all feels like a bit of a chore, certainly by day three.

Positive: Location and just a bit out of the city quite ! The food outstanding and service was great. Wish they didn’t charge extra for early check in but it was worth it the $ to sleep. Linens fabulous!

Positive: The breakfasts were lovely. The rooms very comfortable. The parking was good. The staff very friendly.

Negative: Our breakfast order was forgotten on our last morning and we had to re order. An hour in the dining room. The shower was cold so we were upgraded on our last night which was lovely but still a cold shower.

Summary: A lovely place to stay to celebrate our 40th wedding anniversary.

Positive: Location is perfect being near the DART for access to all parts of the city. The hotel has had a tasteful upgrade since the last time I stayed and the staff are excellent.
