25 acres of rolling farmland with renovated farmhouse, pool, tennis court, boule court and spectacular escarpment views
- 5 minutes drive to unspoilt Seven Mile beach and 3 minutes to Berry township with its cafes, restaurants and boutique shopping
- Renovated farmhouse with fantastic indoor/ outdoor living, modern kitchen, lounge with fireplace as well as kids/adults TV room
- Rolling farmland with escarpment views from the entire property with mowed walking tracks and wildlife visitors including kangaroos, hares, ducks, fish and turtles (in the large dam)

- Paddle on the large dam (canoe provided)
- Massive shed (an old dairy) perfect for indoor activities including basketball (ring/backboard), table tennis, bike riding, skateboarding, indoor cricket and soccer
- Large circular enclosed trampoline
- Some sporting equipment available (balls/bats/scooters etc)
- boule court provides another entertainment area behind the house with boule, corn hole, Finska and coits all on offer

PLEASE NOTE:
This is a peaceful, relaxing location that is also enjoyed by our neighbours, and as such, the property is not available for parties (this includes bucks or hens parties), schoolies, 21st birthdays, large functions, or to under 25's. Renting the property without disclosing any of these details may result in eviction and/or full loss of security deposit.
There is a minimum weekly stay requirement during peak school holiday periods although there is some flexibility (excluding the Christmas and NYE weeks)
Minimum 3 night stay for long weekends, and 4 night stay for Easter
Guests are required to provide their own linen (being sheets and towels) although at certain times linen can be provided at additional cost
Pool is not available between the colder months of May - August
A minimum bond of $1000 will apply for all stays
A maximum of 8 adults accepted in any one booking. The bunk beds are not available for adults to use
CANCELLATION POLICY:
Following clearance of your deposit, your booking is confirmed by email and your deposit becomes non-refundable. However, if the cancellation is more than 30 days prior to occupancy, we will attempt to rebook the period again and if successful, will refund the deposit less all credit card charges plus $150.00 administration fee. NOTE: November 1 - March 30, Public Holidays and School Holidays do NOT apply and the deposit is non-refundable for these periods.

Summary: The house itself is packed with everything that one might need for a great break. Plenty of pots and pans, cutlery and crockery. Outside there is lots to do. There are lots of places to walk to. The pool in season would be wonderful. The view from the house is most pleasant. The tennis court is in good condition with rackets and balls available..After dark there is a fire pit close by the enormous barn, with basketball and ping pong. We can easily recommend Berry Downs as a great holiday treat.

Summary: Our extended family had a fantastic stay in this beautiful house. There are so many things for all ages to do such as the pool, tennis, basketball, piano, games etc. Bedrooms, kitchen, bathrooms are all great and well equipped.Our only issue was that we thought the house was one level which is important for us as we have a family member in a wheelchair. While the house has no stair cases per se, just wanted to note that each room does involve a step up/step down including accessing the bedrooms, bathrooms, lounge room, kitchen etc. Unfortunately our family member was unable to move from room to room or use the bathroom without being lifted each time. The house is terrific, but just noting accessibility details here for the benefit of anyone in future with mobility/accessibility needs.

Summary: We were a family ages ranging from 11-71 and there was something for all of us. From sunbathing beside the pool to activities.Loved the kitchen and plenty of crockery and cutlery.Seeing the Kangaroos was amazing!Good family place and not too far from Berry or the beach.It was great.

Summary: Excellent location and house . Perfect for 7 adults and 3 children. Large covered area outside(we had a rainy weekend)Beautiful well equipped functional kitchen.Very comfortable relaxing areas Bathrooms and beds excellent.Would definitely stay again. The children ( and adults)did not want to leave. Plenty of games for the children and the piano was a hit with this musical family.

Summary: The listing said a few stairs involved on the property. My husband has a knee injury that requires a full-leg brace and crutches. I contacted owner specifically about my husband’s condition. I was told 4 steps to get into house. Yes, there were 4 stairs to reach house from the deck - no railings. Inside to go from room to room there were additional 1-3 stairs, again no railings. We could not use the master bedroom as it was down 2 sets of 2-3 stairs and a long hallway. In addition, the dark wood floor made it difficult for any of our family members to distinguish where the steps began and ended. The listing needs to be more specific about the challenges the house could present to folks with mobility issues. Except for the stair issue, house was great. Lots of things for my grandchildren to do. Kitchen was amazing.

Summary: Our family of 10 have for last 10 years been staying together nearly every year in big homes. We have so enjoyed Berry Farm and will be returning next year. The property is perfect for us all. Plenty of room and choices to enjoy sitting and watching the view and kangaroos, swimming pool, tennis and all the games in the shed. Close to Berry shops, the beach. Can’t recommend it highly enough !!

Summary: The property includes so many features that our whole family were able to enjoy. The house was beautiful, it was very spacious and very clean. The little ones loved the dairy play area, the pool and the trampoline. We would certainly like to return to the property and will recommend it to friends.

Summary: We had a wonderful stay, the view is breathtaking and it’s super close to berry and 7 mile beach, you get the feel of a country farm stay but only moments away from everything Berry has to offer. Will be staying again. Loved it.
