Summary: The home was great for a large group going to a wedding nearby and the ranch is very pretty. However, on arrival most of the dining/cooking wear was dirty. Also, the wifi password in the email didn't work and the wifi on the print outs in the home was put of range and unable to be connected to.

Summary: We picked this property because it was close to the venue where our son was getting married and we needed room so all the out of town guests could stay. I had seen a couple reviews that weren't complimentary but decided we'd reserve anyway. WELL, we couldn't have been happier!!! Upon arrival we found several lights bulbs out in the master bath and a couple other places throughout the house (nothing the property management would have known unless previous renters told them). I called our housekeeping contact and she was the nicest & friendliest person ever. Came over quickly with light bulbs and solved the problem and checked to see if we needed anything else. Then a couple days later woke up to no electricity in the house and I got so nervous, 14 people & no way to make coffee 😬. Again I called our housekeeping contact (might of even woke her up because it was early in the morning 😬) and she said let me look into it and within minutes she sent me the info it was a power outage and the expected time it would be restored. Little did I know that's fairly common in TX!!! So ALL in ALL this place accommodated all our needs and I would rate it a 10

Summary: Attending our sons wedding nearby so was a perfect location. Checking in we found a couple things needing attention that the owners wouldn't of known unless the previous renters had told them (nothing big several light bulbs out in the bathrooms etc). I contacted the housekeeper and she was on it and couldn't of been quicker or nicer. Would recommend and definitely would stay there next time.

Summary: I tried contacting owner about issues with no response. Cricket infestation, no propane for grill, plumbing problems the entire time, no pot and pans or utensils, no satellite, bb hole in front glass. All of the this caused us to spend well more on supplies than budgeted. After spending this amount of money would have been nice to have had issues resolved.

Summary: Upon arrival the property was not clean. There were dead bugs throughout the house and some dirty floors. The house had a number of small maintenance issues and the large couch in the living room had a broken back. The promotional information posted on VRBO stated one of the bedrooms upstairs had a queen bed, but it actually had bunk beds. The queen bedroom downstairs did not have a closet. The house description on VRBO also did not state tha the TV in the living room was a smart TV and you had to have a streaming account with a provider to watch TV. I tried to contact our supposed contact per Evolve 3 times via email and phone. All I got was voice mails and they never returned my calls. I finally found out how to contact Evolve. They contacted the owner and a cleaning lady was sent to the house to clean up the bugs. She said that she had not cleaned the house for at least two weeks. Evolve talks about vetting there owners. If they vetted this place, they did a poor job. Evolve sent me an email 10-7-22 tellinig me they were going to charge me for my final payment. The email included "Our Rest Easy Promise" . It states, "We Promise, It'll be Great. "Evolve promise a vetted home that always ready for your arrival - and if your rental isn't up to our standards, we make it right." I have not heard from them since I filed my complaints and sent them pictures of a sampling of the issues. I guess they do not mind breaking promises since they did not guarantee anything. I will not stay in another property managed by Evolve. Further, maybe I missed it but I do not remember the initial disclosures on your website indicating that I would be dealing with Evolve until I had committed to the property and had paid your fees.

Summary: House and location close to wedding venue was very nice and convenient. Enjoyed watching the animals in front and back of the house. Disappointed 2 of the rooms were with bunk beds and one of the Queens was a fold out sleeper. The dryer was stuffed full of towels. The dishwasher was full of dishes. The kitchen counter was sticky. and the stove top was greasy..

Summary: We had a great time, it was a beautiful & spacious home. Great getaway location for our large family. Loved the fenced in front & back yards, plenty of room for the kids to play. And all of the animals (horses, cows, donkeys) around the house were fun to watch and lots of area to get out of the house and walk. We planned on cooking big family meals, and it was difficult to do this without a fully stocked kitchen (went to Walmart & purchased baking dishes, bowls, & a large skillet). Also the grill on the back porch wouldn’t light (think the propane tank was empty). Other than the kitchen/cooking issues…it was awesome!
