4 Bedroom Villa in Umbertide, Umbertide (PG)

A large four bedroom holiday rental villa on the Tuscany Umbria border with big swimming pool (the pool area has its own bathroom and outdoor kitchen) and tennis court. This house is for a maximum of eight people. Now a holiday house, it was once used as a family home by the owners. The villa accommodation is over two floors and it is not suitable for wheelchairs. There are insect screens on the windows. Internet access is provided, this works best by the pool annex. All bed linen, bath and pool towels are supplied and changed weekly.
On the ground floor is a large living room with sitting room area with sofas, TV, DVD player, CD player and a dining area with table and chairs for 8. There is a games room with a full size pool table. Also downstairs is a double bedroom with queen size bed and one family bathroom (not en suite). There is a large shady porch area by the front door with outdoor furniture. Free wifi.
Upstairs are the 3 other bedrooms - a double with en suite shower room and two bedrooms with 2 single beds each.
The swimming pool complex is separately fenced, hedged and gated, with open railings at one end to enjoy the extravagant view across the countryside of Tuscany and Umbria from a raised terrace. At one end is an outdoor covered patio terrace with ample furniture connected to a fully fitted kitchen (including dishwasher, microwave, fridge etc) and a bathroom with jacuzzi, shower and WC. The swimming pool is fourteen metres by five metres (46ft by 17ft) with sunken steps at the shallow end and conventional pool steps at the deep end, (depth 2.2m). There is a summer thermal cover to keep the water warm over night.
The tennis court has a hard surface and is in an adjoining part of the garden, trees provide shade and it is surrounded by high fencing. The surface is not suitable for professional players but will suffice for a knock around.
Around the house are lawned areas, a patio with a table tennis table and large trees providing shade.

Summary: Family of 5 stayed but enough room for 8 Large swimming pool with amazing views An fully fitted adjacent kitchen meant we spent most of the time there Main house has a large pool table and lots of space Layout of house meant it stayed cool even in summer Facilities excellent including sole use of a full size tennis court - although surface not perfect acceptable to play a decent game, also table-tennis table Nearest town Umberide has lots of good eating places

Summary: The views from the pool area are as good as it gets. It feels very peaceful but in fact is quite near to restaurants of which they are several good ones, including the local vineyard. The furniture inside has a lived in look but very clean. We didn't use the tennis court as much as we expected to as it was so hot.

Summary: Fantastic villa, great pool area and stupendous views. Very rural and you need a car to get about some great restaurants nearby but no taxis. We had a wonderful holiday.

Summary: We had a very enjoyable stay at Casa Riozzo, the pool area is very well done with nice views. Inside the furnishings are a little dated although comfortable and clean. It doesn't have the charm of an old farmhouse as it was built in the last 50 years. The kitchen inside is pokey but that didn't matter as the one by the pool was all we needed. The tennis court was fine for a knockabout but might not be good enough for more serious players.

Summary: We were very pleasantly surprised by Casa Riozzo. The photos of the views in particular don't do them justice but they are stunning. We didn't feel we needed to go anywhere else on our holiday (all through we did force ourselves to do some sight-seeing). We used the tennis court in the early mornings and evenings and the rest of the day was by the pool. We did all our cooking in the outside kitchen. We loved the area and will definitely return.

Summary: Casa Riozzo greatly exceeded our expectations. The photos do not do justice to the gorgeous views. The house itself is homely, a little dated but spacious and comfortable. What really impressed us was the pool area with its outdoor kitchen - we hardly used the kitchen inside preferring to cook and eat outside evert day. The location is quiet but it is not far down to the valley road and we ate at some exceptional local restaurants. We would definitely return.
