Positive: The apartment is located in a fantastic proximity to the beach. It has everything you need including air conditioning that is very helpful when outside is 34-36C. Everything is modern. Staff of the main hotel complex is very helpful and speaks perfect English. There is a closed parking for your car under pine trees so your car is protected from strangers and from the sun.
Negative: It is not easy to find where you have to check in having the address from Booking.com reservation and some POIs on the Google maps. We also understood that our apartment would be in another place on the map. It was not a big issue everything was very close by, but it would be better to post some specific instructions or even map pictures by the property so it would be easier to understand where everything is located and how to find the entrance to the hotel to pick up your keys.

Positive: The appartment has a good location, close to the beach, it is connected to a villa, where you can have breakfast, dinner for an extra fee and you can also use the pool for free. The facility management of the villa was very helpfull and kind. The appartment was clean. The equiptment is from the 90’s but sufficient for a 2 or 3 star stay.
Negative: This is one half of a semi-detached house, the other half of which is occupied by the owner and his family. The problem is that there is insufficient insulation between the two parts of the property, it is as if they are in the same airspace as you and even though they know they have paying guests, they live their daily lives loudly until midnight, which is very disturbing to relax. Unfortunately, on the last night we witnessed a very loud and violent controversy. The property cannot be described as intimate or peaceful. One of the 3 bedrooms is a garage with two beds, this part of the appartment has absolut no insulation, the garage door is right next to the other side of the appartment.

Positive: Close distance to the beach. It was lovely to eat on the balcony. Having the use of a washing machine was brilliant. The sea is the best we have experienced in the recent years - sandy beach, sand when you enter sea, calm, warm, clean water and long shallow part. Possibility of renting a body board from the life guard. Lovely food at the mini market. Lovely forest cafe. Free shuttle bus 114 to Cecina and Rosagnano train station. Taxi to Cecina station 20 euro.
Negative: Mosquitos, had we known about them we would have brought something to keep safe.
Summary: Best beach experience in years.

Positive: Apartment is spacious enough for 4 people, nice garden. Well equipped kitchen, very close to sea ( short walk through the pine trees park). But the most important is a privacy, nobody disturbed us. Staff at the reception was very helpful and friendly We were not sure where we should throw garbage, but lady at the reception was nice and said that they take care of it. A big advantage, that the parking place is right near the apartment and under big trees.
Summary: Peaceful place to spend time with your family.

Positive: An outstanding receptionist named J. Was super professional, dealed with everything very properly and charming. She realy made the difference and ensured that our stay was so pleasant that we decided to extend out stay.
Negative: The address of the location was not correct. So that we first went for the wrong address. The correct location is even better, I don't know if this mistake was corrected meanwhile.

Positive: The staff were very nice and helpful. The hostel was clean, although a bit basic. The washing machine was super to have but it wouldn't hurt if it was cleaned occasionally.
Negative: I missed mosquito nets, there were lots of mosquitoes all over the house.
