Positive: Good facilities, good location, and a nice room. However, there are a few important issues I want to highlight.
Negative: This property is managed by a third-party company called MadeComfy, and I had an extremely frustrating and disappointing experience. I arrived in Australia on 16th July 2025, and although the Booking app indicated I needed to check in early, I was not informed about any extra fees at the time of booking or when I clicked the early check-in button. Upon arrival, I received a check-in link via email, only to find a $600 bill that needed to be paid before I could access the key code or even the correct location of the property (the address on Booking was inaccurate). When I contacted customer support, I was informed I also had to pay an additional $100 for early check-in, bringing the total to over $700—even though I had already paid in advance through Booking. This situation is completely unacceptable. No prior notice was given about extra charges, and it is entirely unreasonable to withhold check-in details from a guest who has already paid. I ended up spending nearly two hours outside the property, making calls between the agency and Booking.com to resolve the issue, which should never have happened in the first place. There are two major concerns that need to be addressed: 1. Poor coordination between the agency and Booking — the lack of communication created unnecessary stress and wasted time. 2. Unjustified and non-transparent early check-in charges — $100 is excessive and feels exploitative, especially when the process is not clearly communicated beforehand. I came expecting a smooth and enjoyable stay, not to deal with logistical issues and hidden fees. This experience felt deeply unfair and unprofessional. Future guests should be warned and Booking.com needs to take responsibility for ensuring its partners provide clear and transparent service.
Summary: A great room ruined by poor management, hidden charges, and a stressful check-in process.

Negative: The maintenance of the gardens and outside property in general has been neglected. Rubbish bins are usually overflowing and rubbish strewn around the bin area - verifying ID through the automated software can sometimes be difficult Would also prefer there to be a small washing machine in the unit, rather than a shared outdoor one

Negative: Check in process. Not what is described on booking.com. Took me 2 hours to get SMS instructions sent to me to check in after going through ID check online. I got sunburnt badly throughout this checkin process.

Positive: I stayed in studio apartment A for just under 4 weeks for my placement was located in the Brighton area. The Studio room is spacious for one guest and I had family and friends visit me throughout my stay. The layout and presentation of the room was very accommodating and I was able to prepare my own food with the facilities given to me in the kitchen. The dining table is small but it can be folded out to double its size if needed. The bathroom was also designed in a modern way, however the sink takes majority of the bathroom shelf space. The couch pull out bed was easy to use, its sheets are located in one of the cupboards next to the kitchen space. I'm quite short so I did have someone else taller to help me grab a few things and rearrange the shelves that were reachable to me. I did have to contact the property team a few times about internet issues dropping out for a couple of days but that was sorted when the team reimbursed me for data usage. The TV provided in the room was also smart so you can use streaming platforms like Netflix. The beds were comfortable including the couch bed too. The location of the apartment was a short drive away from a main strip of restaurants and other shops including woolies. It did make it easy when I needed to restock on supplies. There were construction workers who came and went for a few days during my stay, they were fixing another apartment across from mine and needed to turn electricity and water off a few times. They were friendly and did let me know in advance though.
Negative: The driveway coming into the property is deceivingly steep, it scratched the underside of my hatchback a few times coming in and out or the driveway. If you have a low grounded car like mine, enter the driveway on an angle to avoid unpleasant scrapes on your car. The washing machine and dryer are located next to studio apartment A, it is a shared space among the other apartments on the same property. I didn't have an issue when I wanted to wash my clothes, but be aware that other guests may be using the sashes washer dryer when you may need it. The dryers lint collection box was also full and ruined a batch of my clothes, making them darker in colour than they originally were. Please check this before using the dryer. The apartment itself was clean but if you're planning on staying for more than a week I suggest you bring your own vacuum. There are teatowels and cleaning rags provided but they wont last any longer than a week. In saying that, there were a few mysterious stains on the fitted bedsheets and pillow cases that were there before my stay. I'd suggest you check before closing in for the night. I did have an issue with one group of tenants who didn't follow the rule of one car space per apartment, so be aware of where you park your car as there is no designated car space for each of the tenants.
Summary: Accommodating and responsive hosts, be prepared if you plan on staying long-term.

Negative: cleaning fees are quite high but as it was lovely and clean and in Covid times making sure cleaning is of a high standard is important.
