This home comfortably sleeps 6 guests between 2 private bedrooms.
Bedroom #1 includes a queen-size bed, a queen-size sleeper sofa, 50" Smart TV, a wet bar with a mini fridge and a drip coffee maker, as well as an ensuite bathroom with a single vanity and a shower/tub combo.
Bedroom #2 includes a king-size bed, 50" Smart TV, deck access, and an ensuite bathroom with a dual vanity, a soaking tub, and a walk-in shower.
THINGS TO NOTE:
• This home is a walk-down unit with 16 steps required to reach the main entrance.
• Lot parking for 2 vehicles available on a first-come, first-served basis. Parking pass required and can be found in the unit.
• Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.
• Washer and dryer in home.
• A designated parking area is available for trailer parking. A parking tag is required and can be found in the unit.
• This home is pet-friendly. A maximum of 1 dog, 30 lbs or less, may be brought to this home. If you are bringing a pet, the required pet fee is $125.
• The total price for your reservation will include the accommodation fare, booking fee, cleaning fee, damage waiver, pet fee (if applicable), and applicable taxes.
• Portable crib provided.
• Long-term stays allowed.
• Please note that there is no courtesy dock available for boat mooring.
• The communal outdoor pool is open seasonally from Memorial Day to Labor Day.
• Communal pools, hot tubs, and other facilities in the resort are operated by the HOA, and neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that they are closed for any reason.

• NO DUALLY TRUCKS ALLOWED ON PROPERTY.
• NO COMMERCIAL VEHICLES WITH SIGNAGE PERMITTED.
• DO NOT BACK INTO PARKING SPACES.
• No bumper or hitches can be extended over the sidewalk.
• Parking pass must be filled out and displayed in vehicle(s) at all times throughout your stay. Guests are subject to fines if the completed pass is not displayed.
• No items can be above the bed of the truck or cars. This includes toolboxes, kayaks.
• No over-size vehicles.
• No trailers other than boat trailers allowed in the designated trailer parking. Trailer parking is available in the designated parking area only and MUST have the yellow circle pass hanging on their trailer. No cars/trucks can be parking in this area and they must be in between the lines.
• There is NO boat launch or slips available at this subdivision. The closest place is Port of Kimberling Marina aka What's Up Doc.
