Bring the whole family to this spacious Adirondack cabin with plenty of room for fun. Fern Cabin is a spacious log cabin set in a quiet, wooded neighborhood in Jay, NY, offering ample space for your family to create lasting memories. The HOA allows one *unoccupied* camper / RV to be parked. This cabin is not available for events and parties.
Whiteface Mountain Ski Resort is just an 11 mile / 20 minute ride away, taking you through a stunning scenic notch along the West Branch of the Ausable River. Lake Placid is 20 miles / 32 minutes from the cabin. Spend your days exploring the High Peaks region and consider taking a drive to Lake Placid's charming downtown for dining and shopping. In the evening, gather around the fire pit or in the family room for a game of pool or foosball before retiring to one of the four Adirondack-inspired bedrooms to wind down for the night.
This property has three exterior security cameras: front entry, backyard (not the hot tub) and driveway. The neighborhood is generally a quiet, peaceful place. Strict quiet hours are from 10:00 pm - 8:00 am. In an effort to be a good neighbor, and adhere to the Town's noise ordinance, events and parties are not permitted.
Total property capacity is limited to 12 guests. If your group is fewer than 12 people and would like to have additional people over for a visit you must request approval from the the owner prior to hosting. This house is not available for events at any time that exceed 12 people.
Underage drinking is not allowed. Smoking and vaping are not permitted. The HOA allows one *unoccupied* camper / RV to be parked and guests sleep in the cabin; guests should not exceed the guest limit of 12 guests. Failure to comply will result in a $500 fine and guests will be asked to vacate with no refund. We ask that vehicles be limited to 5 at this property and that would include a camper / RV.
Guests have access to the entire property with the exception of the owner's closet and the shed. Stairs lead to the lower level where you'll find the game room, two bedrooms and a third bathroom.
A customized keypad door code and welcome info will be sent to you the day before arrival through the booking platform’s message system and, if provided, to your email address. For your stay, we provide 1 roll of paper towels, 2 rolls of toilet paper for each bathroom, 4 dishwasher pods, 5 laundry pods, shampoo, conditioner, body soap, dish soap and hand soap. Please let us know if you need additional supplies. Each guest is provided with a washcloth, bathing towel and a towel for the hot tub. Firewood may be purchased at roadside stands and local stores.
Guests are asked to enter email and phone number to access free Wi-Fi at this location. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.
Please park in the driveway and not on the street or in the yard. In summer, please do not adjust the wall thermostats as they do not control the air conditioning and will turn on the heat. Leave the air conditioners on Low.
Furniture should not be moved.
The hot tub should remain covered when not in use. Please be mindful of children near the hot tub to ensure their safety.
Guests staying on Wednesday evenings are requested to please bring the trash & recycling bins to the road for Thursday morning collection. Please flatten your cardboard boxes. Enjoy the fire pit responsibly, remembering to dispose of trash, and ensure the embers are extinguished. The garage is a good place to store muddy gear and snowy winter gear.
AuSable Acres Homeowners’ Association offers trails, Lake Eaton (not recommended for swimming), pickle ball / tennis courts, and Ausable River fishing at the end of Signor Rd. Current NYS fishing licenses are required. If asked for the HOA amenities pass, please offer our address as the owners are current members of the HOA. We can send you an image of the pass if you need it; the pickleball / tennis court code is on it.
Occasionally, dependent upon our cleaning schedule and other bookings, we might be able to accommodate an early check-in or late check-out (up to 2:00 pm for late). 12:00 pm -1:59 pm for early check-in and 12:01 pm - 2:00 pm for late check-out would be $50 each.
On departure day guests are asked to load and run the dishwasher and wash any used pots & pans that do not fit in the dishwasher. Empty the refrigerator. Strip sheets from the beds that were occupied, leaving all bedding atop the beds. Place used bath & dish towels by the washer. Please place bagged trash & the recycling in their respective collection bins. Turn things off. Be sure to close and lock all windows and exterior doors and ensure the hot tub is covered. Thank you.
