Fonticchio di Sopra has been recently refurbished and refurnished to the highest standard. The house has a magnificent position high above the Niccone Valley with extensive and stunning views over the hills and valleys and absolute privacy. The house has been beautifully restored with handmade terracotta floors, oak beams and air-conditioning throughout (For 2018 air-conditioning will be metered and charged separately to encourage sensible usage). Fonticchio sits in its own 22 hectares of grounds with mature trees and olives, shrubs and flower gardens. The infinity pool makes the most of the view and is furnished with luxurious loungers with a pergola to one end. There is a second pergola nearer to the house for outside dining with large table and chairs and again enjoying the stunning views. Free wifi.
Fonticchio has air cooling and heating throughout the house, and also heating for the swimming pool. These are powered as much as possible by climate-friendly solar panels and heat pumps. Please note that use of cooling and heating incurs an additional charge, calculated based on metered use of power, to encourage environmentally sensitive usage. We are aware that some guests wish to be more ‘green’ and not use these services, and so have isolated charges for these from the rental price. Payment for these services is made separate to the rental charge.
Inside the main house on the ground floor there is a modern kitchen, well-equipped and with access onto the garden area. The dining room is glazed all round with bifold doors opening onto the front garden space, the large dining table converts into a snooker or pool table (not full size). The sitting room is very comfortably furnished with sofas and a coffee table; it has satellite TV and DVD player and there is a cosy (but not small) library for quiet reading, A door leads to an outside covered sitting area with comfortable sofas and coffee table. Also on this floor is a WC. There are 5 bedrooms in the main house, all with ensuite bath/shower rooms. One double bedroom is downstairs and has wheel-chair access. Upstairs are 4 bedrooms; 2 double bedrooms and 2 bedrooms with 2 single beds in each. The master bedroom is upstairs and has a luxury bathroom with bath and a door onto a spacious loggia/balcony with seating and views over the front of the house and the hills beyond.
The annexe has a double bedroom (large sofa bed) with en-suite bathroom on the upper floor and below it is the utility room with washing machine and dryer. If not in use as a bedroom the annexe upper room is a 2nd TV/sitting room useful for teenagers or those who feel like some quiet time.

Summary: Once a few minor issues had been resolved (it seemed the property hadn't been lived in for a while) we enjoyed a fabulous week at Fonticchio. It is truly remote - 10 minutes to reach the main road! - but this is part of its huge appeal (but do be prepared for little or no phone coverage and intermittent wi-fi). The setting provides peace and tranquillity within a wildlife haven - the nightingales were a particular delight and to wake in the night to hear their stunning song was worth the trip alone. The house is superbly equipped, especially the kitchen, and features everything and more that we would want in our own home, let alone a villa rental. Our compliments to the owners for providing a property of the highest standards that made us feel very fortunate to be able to enjoy a week in total comfort in a uniquely beautiful area.

Summary: It would be difficult to oversell this place it really is incredible. Inside and outside the thoughtful design and quality of furnishings and finish impress. Great views and real peace.

Summary: Fonticchio is a lovely villa, set deep in the beautiful Umbrian countryside and with spectacular views. The villa was fully equipped, well-maintained and very comfortable; perfect for our family holiday for 11. The same goes for the grounds which continued to be maintained whilst we were there (the gardeners were there every other day but were unobtrusive). The experience was made however due to Emma and Martin, our hosts. They were very responsive and went above and beyond in terms of providing recommendations, answering the many questions that we had and generally providing guidance on the area. Additionally, they have a great team working with them - Tecla the housekeeper was always contactable and her husband even came out especially to help us fix a car issue on the first day! I cannot say enough good things about our stay and Emma and Martin. Book now for a perfect Umbrian family holiday - you won't regret it! Nisha and family

Summary: Our party of five couples enjoyed a first rate holiday at Fonticchio in May. Everything about the house is exceptional, from the beautiful drive through the countryside to reach it to the stunning views from every angle and the well planned,comfortably furnished interior. There was plenty of space so that we never felt overcrowded. The local area has some great restaurants too. Fonticchio is highly recommended for friends and families.

Summary: We had high hopes for our stay in Fonticchio di Sopra, and our expectations were surpassed in every way. The house is simply stunning! I will never forget the first time I looked out across the hills from the pool terrace; I am fortunate to have visited many renowned places, but the view there is utterly remarkable. I would have to say that it is the best I have ever seen. We live in rural Nottinghamshire, and enjoy a tranquil environment, but at Fonticchio there was literally no man made noise to intrude upon the feeling of truly splendid isolation. Within the house, the room layouts were perfect. The outdoor dining area had most use, although we did use the garden room, and the kitchen bench too. The annex is a wonderful room, enjoying the full benefit of the views, from a comfy sofa too. The loggia was a great place to sit and enjoy a drink right at the end of the night, and we had a few evenings using the pool table. All of the bedrooms were extremely comfortable – good sizes, and the bathrooms were great, and very well appointed. I even had a need to use the library for a day’s urgent work, and found it a very comfortable and effective place to make calls and write my documents. My brother, who is a designer, was very pleased by the high quality furnishings (as was I, but he knew the names of the chairs and sofas) . You described the property as “finished to the highest quality inside and out” but I think it would be completely legitimate to find an even more superlative expression! The property is a clear attempt to reach perfection, and in my opinion, it has achieved the aim  Before we booked, I swapped mails with Emma about our potential concerns that there would not be enough to keep our youngest nephew fully occupied. These worries were proved to be completely unfounded. As suggested we took a trip to Perugia, which was wonderful. Then 2 trips to Lake Trasimeno – including lunch on the Island at Da Sauro which was very good, to Montepulciano (stunning), Bagno Vignoni (beautiful) , Sienna and Gubbio. Emma and Tecla both deserve special praise for the quick, pleasant and efficient manner in which they dealt with our queries. Our restaurant bookings resulted in excellent tables - which I doubt we would have succeeded in securing without local knowledge! Travelling was very easy, the roads were quiet. I would recommend ensuring the hire car has SatNav.
