-If you book the house, you must stay unless you have discussed this in past with us and you will be personally responsible for the house.
-This Property is in deed-restricted Homeowner association and most HOA don’t like short-term rental places (Air B and B /VRBO) therefore we don’t want to rent and get red-flagged by HOA therefore help me by following the instructions.
-NO Random invites without prior permission.
-NO Throwing party or Parties.
-NO Loud music inside or outside, please respect our neighbors and if we get a complaint from neighbors, we will have to cancel the reservation and ask you to leave.
-No hanging out outside the front door
-Don’t just leave the front door open, we have nosey neighbors who will call the police just to harass you and me.
-NO smoking inside the house or front of the house. We allow smoking in the back of the house area and at least 5 feet away from the door.
-NO Pets without prior permission.
-upon check out, please follow all checkout instructions list.
-If you have more people staying at the house than listed on the reservation, you will lose your deposit.
-Anything missing upon Inventory upon check out.
-Missing garage door remote.
-Late Checkout without prior approval.
-Don’t have anything shipped to the house without prior permission.
-We provide make-up wipes/removers, please do not use towels as the towels get stained and we cannot use them for the next guest.
-Make-up stains on pillowcases/bed sheets and comforters.
-Don’t use towels or wash clothes to clean or wipe down your shoes.
-This property has outdoor security cameras for your protection.

Beautiful 5 Bedroom Home located north Houston. Plenty of space for your family. Xfinity Cable TV, Home security. The home is fully stacked. Nice places are not cheap and cheap places are not nice. Think about it. That’s why we have so many positive reviews. Houston area, High-end upgrade, corporate living, close to shopping, Kitchen fully equipped, good for couples, business and families. Short term and long term available. Not available for any type of party . 2 car covered garage.

Summary: I try to always give the most accurate and honest reviews. I was originally going to do 2 stars, but that seemed unfair. I have never rated a home low like this before. Here are my pros and cons. Pros: -House was very clean -tons of sleeping options -A lot of dining seating -Plenty of couch room -Large backyard -easy check in -quick communication Cons: -EXTREMELY loud neighbors who partied very loudly every single night we were there until very early hours. One night they parked in our driveway and we had to hunt someone down to move it. In the home instructions it mentions it’s in an HOA and has a very strict no party policy. The neighbors don’t seem to mind. -Some very basic and key kitchen necessities missing (I.e. pot holders, spatulas, cork screw etc.) -We we’re charged per person, which meant we paid almost $300 more after we had already booked. I’ve never had a home make us do that before, but we didn’t have a lot of options for Thanksgiving week. Well four members of our family weren’t able to come because of the flu, but we of course will not get that money back. We are very tidy guests and only ended up using three of the rooms, so we definitely over paid for this stay. -Home is directly behind a gas station. Not an ideal location, that’s a personal opinion. Overall the house fit our sleeping needs, which was important, but overall the stay for me was about a 2.5 star. A clean house is super important so that’s why I didn’t mind at least giving a 3. We likely would never stay here again, but realize everyone’s housing needs/wants are different. Unfortunately our stay just left a sour taste in my mouth.

Summary: House was in a nice quiet neighborhood. It’s 45 minutes with traffic away from all of Houston’s favorite places. House was clean for the most part. The shower liner had mold on it. I would recommend changing them so often and washing cloth shower curtains. We ran into an issue with the heat. It was the first cold snap and the heat didn’t work. We had to sleep in our hoodies and layer up in clothes to sleep warm through out the night. Called and wrote for support and didn’t get someone until 11am. We had reservations at 12 that we missed because the maintenance man took long. It definitely messed up our last day in the city.

Summary: Traveling from GA, we were concerned with the distance of this property to other locations. To our surprise everything was roughly 30 minutes away. Our host was very responsive and helpful! The property was clean and spacious! We will definitely stay here again.

Summary: Everything was great loved the place due to everything we needed was about 10 minutes away. House was clean and had enough beds, Just the A/C was only working downstairs the upper rooms were hot.. He did send out a technician to fix it, but we were still hot..

Summary: We asked for an earlier check in and later check out and they were able to accommodate both. The house was big enough to accommodate everyone with a bed, and we appreciated that all the bedrooms are upstairs and the common area/kitchen is downstairs. It has a large common area and kitchen area, and seats for everyone. Parking was easy and it is in a quiet neighborhood, so it felt safe to stay there. Cons: Cleanliness could have been better. When we arrived, we found a dead cockroach in the common area. Then as we checked out, we found ants in the twin beds in the bedroom. Check out instructions are long, so make sure you leave enough time to put towels in the washer, strip the bed sheets, take out the trash and run the dishwasher. Overall, we had a good experience with the house. I would still recommend it, but just be aware of the cleanliness of the house.

Summary: The house look just how it look on the picture!! It was very spacious, enough room for 11 of us. We love the backyard!! The neighborhood was quiet! There are some cons; the kitchen appliances was dirty, with black spots inside the coffee maker. There was no small kitchen towels. Only two towels to dry off your dishes. The side of the oven door was flopping off. And there wasn’t enough pots to cook breakfast for a big group. But we made it work. On one of the beds, there was a few stains on the pillow cases. And there was small spiderwebs in the corners around the house. Other than that, the house was great. The beds were comfortable. And the owner was really nice!

Summary: This location was perfect for A big family of 10, plenty of space and clean. The house are very communicative, and seem nice. The house looks better in person than in there website from the outside and the rooms were as shown and clean. We’ll defiantly stay if we return
