Positive: The place is new, everything is nicely furnished and clean. We were two families (8 people in total) and one of the apartments was really great, with good space and huge terrace which was fantastic. But the other apartment where our friends stayed was a bit strange as the only window was in the bathroom, the room didn’t have natural light and it also didn’t have a kitchen even though when we were booking it the description said that it had. There is free parking in front which is great. The host is very nice and helpful, he is responding to the messages very quickly. Just a note - you need a car to go anywhere, to the beach or restaurant or anywhere else. We knew that and it was ok for us but just as a reminder in case someone is not aware.
Negative: The water in the facility is very strange, it is sulphuric and smells very strongly. The welcome note says that it is actually very good and beneficial for health but if you are not used to it, it can be very strange. We had hard time getting used to it. WiFi is also very weak. The smell from nearby farms was also very strong at times.

Negative: Breakfast starts at 0800am until 0900am. It should start earlier, in my opinion.

Positive: Modern, clean, quiet rooms and friendly staff. Maybe a little overpriced for the size of the room but it was a bank holiday weekend so to be expected. Great position for visiting Circeo and the beautiful beaches of Sabaudia.
