Positive: The place was fantastic for our party of 12 with 8 adults and 4 children in three generations. There was lots of room for all of us to spread out. We had privacy if desired and togetherness for meals, puzzles, etc. The house was very clean and all the amenities were in place. We particularly enjoyed the option of an outdoor covered eating area when sunny or inside on the large 12 person table when cool. A critical factor of our enjoyment was proximity to the train station at only 500 meters away. It was easy to walk there as different groups travelled at different times to different locations. The grocery, restaurants, pharmacy, shops was very convenient and well-stocked with whatever we needed. Special compliments to Giulia, our host, who ensured that we got everything we needed. A small medical issue arose with some of our group and she provided excellent advice on where and when to seek medical attention. She checked back to ensure that all when well and even provided the contact details of her own physician. We enjoyed the wine and artisonal pasta provided at nominal cost from the farm. Delivered to our door when requested. The above ground pool was maintained twice a day. However, due to our travel plans and cool weather, the kids did not use it as much as required. Near the end of our stay, the weather improved and the young ones happily splashed around. I would totally recommend this for a large group and family gathering.
Summary: Outstanding facilities with very helpful host located 500 m from train station.

Positive: good location, between Florence and Pisa in a small village with restaurants and a grocery shop. The train station is also not far away but we travelled by car most of the time. We found everything we needed at proximity. The house is spacious with many rooms and bathrooms. The outside space is also very big. There were many birds flying around the garden and sadly also pooping a lot.
Negative: While everything in the house was functional and ok, the house wasn't spotlessly clean. For example there were spiderwebs around some corners, and a dead fly in the bathroom. The gas consumption cost us way more than we expected (3.- per cubicmeter which ended up costing 140.- for 4 nights)

Positive: Location was very convenient - walking distance to the train station, restaurants and stores.
Negative: Uneven distribution of the bathrooms. One bathroom was in suite, one bathroom was for 3 bedrooms, and one - for 2 bedrooms. Beds and pillows were bot comfortable. Very few power outlets in the rooms. Since all bedrooms and bathrooms are upstairs, it was hard for the senior people to get up and down the stairs several times a day. I wouldn't recommend this villa for the families with senior people and small children – the stairs are long and steep.
Summary: convenient location, enough space for our family reunion of 10 people.
