The house sleeps 10 in 5 separate bedrooms. It is set in 4 acres of gardens with numerous trees (including plum, cherry and apple) and a lovely 15m x 7.5m heated swimming pool surrounded by patios with plenty of sun-loungers and a table-tennis table. There is also a petanque pitch with boules provided and a table and chairs - perfect for aperitifs over a hard-fought game!
The house is on two levels: the upper level is accessed via the front door from the drive or back door via the car porch. There is a large open plan living room with leather sofas and a large fireplace as well as satellite TV and DVD. The dining area has a table to seat up to 10. The kitchen is fully equipped (oven, microwave, hob, dishwasher and fridge-freezer) and has a table to seat up to 10. There are 3 bedrooms: one double; one twin (beds can be joined to form a King) and another twin. The bathroom has two sinks and a bath/shower. There is a separate WC. There is also a study where the baby's cot and high-chair are located and which leads on to a balcony overlooking the pool.
Stairs lead to the lower floor which faces on to the garden and accesses the pool and patio area. On this level there is a large living room with sofas, TV, and table-football. Adjacent is a "summer" kitchen equipped with microwave, hob and fridge-freezer as well as a dining table seating up to 10. There are two bedrooms: one double; and one with bunk beds and two shower rooms (one with WC and the other is also the utility room with washing machine and tumble dryer) and a separate WC.
Adjacent to the house on the lower level is a patio area equipped with on outdoor table; parasol and seating for 6, together with a ping-pong table (bats and balls provided).
There are 10 sunbeds for use around the pool, at the far end of which is an outdoor lounge seating area with parasol adjacent to a four-person hot-tub. There is also a solar-heated shower for use pre-and-post swimming or hot-tub. There are lights around the pool so it can be enjoyed late into the evening.
On the upper level is an outdoor dining area (seating up to 10) with built-in barbecue and a secluded patio for some peace away from the pool!
The boules pitch is close by the barbecue area, adjacent to the drive.
As well as landscaped gardens around the house and pool, there is also a field suitable for more adventurous games of rounders, perhaps.

Summary: This property has the best pool of any villa or holiday house that we have stayed in. The house is spacious and fully equipped to ensure a holiday can be thoroughly enjoyed. The barbecue area is perfect for lazy evening meals - even in a thunderstorm as it is fully covered.

Summary: I feel this review needs to be in two parts. Firstly, the house and pool are fantastic. The pool is the biggest we've had for a rental (14x5) and has lovely seating areas around it, including a hot tub. The house is cool and well-equipped, and is in a nice quiet location. A smallish supermarket is 1km away and a larger one 25 mins away. We had a wonderfully restful week. However....... The owner communicated before our arrival and told us he wouldn't be contactable from the second day of our holiday. However, he said emergency numbers were in the information book (they weren't). On our arrival the wifi wasn't working so we tried to contact the owner, without reply. We ended up being without wifi all week, which cost us quite a bit in roaming charges. On the third day of our rental the pool robot and heat pump stopped working. There was an emergency number in the information book but it turns out this person doesn't service the pool anymore. The pool got colder and dirtier until the new service agent arrived to clean on the day before we left. I hope that the owner would consider updating all their emergency numbers at the house and make sure they make themselves available by phone or text so others don't have our problems - once this is done any renters can be sure to have a wonderful holiday.

Summary: The property is beautifully located a few minutes drive from a small town with restaurants and shops. The house has a glorious heated pool, outdoor shower and hot tub. The kitchen is equipped with everything you could need to cook almost anything. We utilised the bbq area more than the kitchen - it is a lovely size. The standards of cleanliness could not be faulted and we would love to return.

Summary: We had a great stay here. The pool was beautiful, with the hot tub being an added bonus. Lovely gardens gave plenty of shady options when it got a bit hot too. The house was well equipped, including fans, wi-fi ( best that I’ve experienced in France) . Montaigu-de-Quercy is a lovely little town and there is even a beach and lake down the road. Great location for visiting some of the Bastide Villages in the locality, recommend a visit to Penne Agenais.

Summary: The villa is in a very private location and has everything you could wish for. The area is great with many places of interest to visit nearby. There are plenty of restaurants too. The actual villa is very spacious and is set over 2 floors. It was well looked after and very clean. It is ideal for a large family or two families and there is plenty to do within the area. The pool and hot tub are beautiful and the gardens stunning. All in all I would recommend this villa. The owner was very helpful too.
