What some of our guests do not love that much about our listing:
-The home is older so the driveway has shifted slightly and the lawn and fence do need some TLC.
Our house comfortably sleeps 12 guests with 5 queen beds!
- All beds complete with fresh sheets changed after every single guest.
Complimentary Wi-Fi and Netflix. The kitchen comes fully loaded with all appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!
You have full and total access of the home during your stay. Feel free to stream Netflix as much as you like, take advantage of the kitchen or jump in your car/take an Uber to the Downtown Core!
- Quiet time hours are between 10 PM and 8 AM.
- No pets allowed in the home.
- Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.
- No smoking of any kind (cigarette, marijuana or vaping) - a $500 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
- We reserve the right to cancel the reservation if booking on behalf of someone else.
- You may be charged up to $750 for any damages.
- A damage fee of $35 ( per linen set ) will be charged if linens are damaged with a stain that cannot be removed.
- Absolutely no parties. Complaints from surrounding neighbors/properties will result in guests having to vacate the property with no refund.
$500 fine for parties
- The maximum occupancy on this property is 10 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person.
- Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.
- Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $150, but this does not award you to stay for the additional day as this could impact other reservations.
- Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.

Summary: The property suited our needs for the night. Everyone had their own room. Unfortunately, the beds in the basement were very uncomfortable to sleep on. They could use mattress toppers on them.

Summary: We stayed in this home for six nights while in Edmonton for a family holiday. We had twelve people total, and were very comfortable. The West Edmonton Mall was about twenty minutes away, and navigating there and to other places we went very easy. Jay was easy to communicate with and helpful. We may stay again. Thanks!

Summary: Nice spacious rooms , met needs for use as a base for wedding guests nicely. Generally good access on main through fares to the location. Needed extra effort to get door access code on arrival. Could use some additional cleaning.

Summary: We had a wonderful 4-days accommodation. The house locates in a quite busy traffic road but it’s actually very quiet during nighttime. The outside of the house looks a bit old but the inside is nice and clean. Plenty of rooms are good for a large group which is more than 10 people. The owner provided the garage remote and Netflix account, which was a very good bonus.

Summary: The host was very easy to work with. Communication was quick. The house could use a few minor repairs. Example- loose towel bars, loose cupboard pulls, dishwasher falls forward when the door is open. Overall a nice and clean home. Comfortable beds. I would recommend and stay again.

Summary: This property was grey in paint colour and drab in appearance. It needs a very good update and a deep clean. The beds and bathrooms were clean. There was outside garbage that was not removed before we came both in the garage and in the backyard. The front step needs to be fixed in case there is an accident. Jay seemed very positive in his welcome and his regular communication. This house was being advertised as for sale on the outside fence and would need to have a good clean before anyone would purchase the home. Somewhat disappointing but at least the beds and bathrooms were clean and the living space downstairs provided lots of room to chat with several people.
