Positive: location would have been a plus since it is close, relatively, to the train station. Staff was polite and helpful.room is clean. Included breakfast is simple, water, coffee, some bread or bakery. Room has a ground standing fan, this helps when the air conditioning equipment is there by not providing service yet. Room is on 2nd floor, but no lift available, which, Booking.com should do a better job to point it out and label specifically. Neighborhood is quiet at night.
Negative: when I arrived hotel at after 2pm local time, the door was locked, no one was at reception. on the door there is a note, listed phone numbers one might call. it also noted that the check in is from 5pm to 21pm. I tried ring the door or tap, knock the door, no one answered. So I called the number listed on the note, one number has no answer, the other has answered, but couldn't come to the hotel to open the door, and suggest to find a bag deposit place nearby. I can understand that late check in time because of non readiness of the room, etc, but lock the door of a regular hotel during a regular business hours, that's something I have never met before, after have stayed hundreds of hotels in Italy, Spain, and other European countries. SoI has to drag my bags with me first back to the train station trying to find a bag deposit place, there was none, I had asked station crew, station bar crew, a nearby shoping mall store staff, Western Union store staff, etc, no luck. So then I decided to drag my bags first to the turistic info point of the city of Piacenza, in the central of the city, they said the civic museum has lockers, so I then drag my bags there, put them in the lockers, then was I able to resume my tour. Later I found out this hotel did state the late checkin time on Booking.com. when they say it, they mean it! Comparing to this , the slow draining of the shower drain didn't seem to be a problem at all, although at the end of the show, one will be standing in the puddle of water in the shower.

Positive: The young girl at the front desk was extremely helpful and spoke English very well. She gave me a map and made dinner recommendations. Fixed breakfast for me the night before so I could leave before 7:00am the next morning. She also called a 'pilgrim's hostel' and made reservations in Italian for me for the next night. Really a big help.
Negative: Room was a bit dreary.

Positive: Beds super comfortable.
Negative: Dirty outside in the stairs. Our bedroom had some weird knocks on the door which is not reassuring. The lady at breakfast seemed to be bother to have to make coffee. Breakfast very limited
