This beautiful country house is located in the heart of the roman countryside, just 40 km from Rome.
Its geographical position is ideal fore easily discover the Capital and relaxing in a beautiful, enchanting and peaceful environment.

Surrounded by an elegant italian garden, the House stands in the middle of fields of vineyards, fruit trees and olive groves, the typical landscape of the Sabine region.

Ground floor: the main door from the garden opens into the double dining room with fire place and dining area with a table that can seat up twelve. Through an arch is the large and well-equipped kitchen, laundry room, and small bathroom with a washbasin.
Utilities: dish washer, washing machine, fridge, freezer, two ovens, iron, ironing board, cooking utensils, coffee maker, toaster.
First floor: three large communicating living-rooms (the largest one has air-conditioning) with french windows opening on the garden; (amenities: satellite tv, stereo, cd and dvd player, video recorder). Up five steps is a study room leading to the bedrooms: one twin bedroom (air conditioning), one small bathroom with a shower; one double bedroom with en suit bathroom, jacuzzi tub.
Second floor: steps from the study access the second floor mansard (with low ceilings in a few places): two double bedrooms (air conditioning), which share a bathroom, with a shower.

Summary: To start with Paola was so kind and accommodating throughout our stay. Due to flight delays we didn’t get to the Villa until very late and she was very understanding and helpful. She made us welcome and made us feel comfortable during our week vacation. Thank you Paola! The Villa is utterly beautiful! A treasure trove of beautiful antiques, art and books. Vaulted ceilings and gorgeous antique furniture adorn the main floors and there are a number of balconies overlooking the stunning gardens and views. Three of the 4 bedrooms have air con and the lower rooms are naturally very cool. Perfect for the 41 degree weather we had when staying. The swimming pool was a godsend! It’s a large size and we used it lots. The views from the pool area are also gorgeous - I can recommend the sun sets. The area was lovely. We visited Rome, which is less than an hour away. Tivoli was also a similar distance, and we loved exploring the ancient and renaissance Villa’s and gardens there and Civita Di Bagnoregio is also only an hour and a Half away, which we visited. Closer to the Villa there is Poggio Mirteto, which is a busy little town with several supermarkets, eateries and and other utilities. The wider area is simply gorgeous. Rolling hills, olive groves, majestic Cyprus trees and old towns speckle the area abundantly. There are so many places to explore. We fell completely in love with Italy on our visit and we highly recommend staying here.

Summary: We spent a week there with a group of friends during summer. The exterior spaces are vast, the pool is clean and offers views to the surrounding landscape while remaining private. The house remains quite fresh even with hot weather except the attic (but there is AC). Interior is also suitable for large groups / families with different living rooms and the kitchen well equipped. Two of the four rooms are really nice but the two under the attic are a bit dark and the ceiling is low, not a big problem though. The area of pogio catino is beautiful too - Would recommend!

Summary: We had a splendid vacation in Poggio Catino in Paula's house. The house itself is large and our party of five had plenty of space. The house's owner was a trader in art - and it shows in the style of the house. The pictures in the ad does not pay the house full justice as it is much more grandeur in real life. The dining room is especially spectacular… Anyone seeking a quiet time and relaxation in a beautiful environment will find this place fullfilling that wish. The house is located in a quiet area in Lazio, yet is quite close to Rome for those longing for a trip to the city. The house is situated in a hillside and has a lovely view of the surrounding area. The house itself is large and beautifully furnitured. The garden is pittoresque and spacious, and the huge pool the main attraction for the whole family. The wonderful landlord Paula is very forthcoming and helpful. She speaks English well and gave us a lot of tips about the lovely mediveal villages that are within a few kilometers of the house. We highly recommend this house and wouldn't think twice about staying here at another occasion. For those worrying about the heat in the area - the house is quite cool and airconditioned.

Summary: We had a lovely family holiday at this property. We were there for 2 weeks in August - it was really hot but inside the house remained cool - air-conditioning in the top 2 bedrooms was very welcome. The one bedroom (the nicest one) without a-c was really comfortable and easily cool enough for a good nights sleep if we kept the shutters closed during the heat of the day. All four bedrooms were very comfortable. Paola was delightful and at hand (staying in a separate property nearby) to help with any problems - she was very discrete and we only saw her when we needed something - she even offered to drive us to the airport when our hire car broke down!! and organised unlimited wi-fi access for us before we arrived. We went to Rome 3 times during our stay and fell in love with it. Very easy to access. You can catch the train or we preferred driving to Rebibbia (less than 1 hour and has a car park at the station) and catching the metro from there into central Rome which gave us more flexibility with timings. This area is really beautiful and verdant and the nearest town, Poggio Mirteto (5 mins) is lovely with cafes, restaurants and good supermarkets - we were there during their fiesta (week around 7th August) which was great fun. There is plenty of living space and well equipped kitchen in a vaulted cellar - only problem is a low opening so remember to duck if you are a tall family like us! The pool was the best .It is very clean with minimum chemicals and HUGE. Our children (15-24 years old) all loved it and we all thought it was the best we'd ever had. The views from the pool and large garden were lovely. There is also a shower and toilet in a building just beside the pool. I thoroughly recommend this property and would love to go again - mosquitos are a pain but light a coil under the table every evening, use repellent and they didn't bother us too much.

Summary: The location is beautiful & peaceful, with scenic views of the surrounding countryside. There are many lovely places to visit nearby, as well as Rome, however we found that we enjoyed spending time simply relaxing by the wonderful pool. The children loved it too. The villa is very well equipped with everything you need, beautifully furnished, and there is a wonderful dining room fit for a banquet.

Summary: This is a surprisingly very spacious house that easily accommodated our 11 people. On three floors, the rooms are big, the bedrooms self-contained with their own bathrooms, and an old farmhouse kitchen with large eating/sitting downstairs. Additional adults were housed in the pool-house with its own cooking facilities. The location, with views of surrounding hills and towns, immediately made us feel very relaxed. The property is extensive and we went for walks through its olive grooves. We also spent a lot of time in the pool, large enough to easily accommodate 5 children and 6 adults, and a dream to swim in with its open views to the distant hills. The owner was very helpful and accommodating, doing what she could to make our stay a comfortable one. Having a cleaner was a huge asset for such a large house. The children enjoyed exploring the grounds or playing football on the lawn. The nearest town, Poggio Mirteto, had an excellent supermarket, although it is a small country town, and some delightful gelato. It is in the countryside but with easy access to Rome. Cars are needed for visiting other towns in the area. Except for the mosquitoes (July-Aug.) this was a perfect holiday - no one wanted to leave!

Summary: We were a family group of 9, 6 adults and 3 children aged between 10 and 12. We chose the villa because of its size, availability of a swimming pool and proximity to Rome. It exceeded all our expectations. The house is large, well equipped, and comfortable. Many rooms contained antique furniture which added an elegant backdrop to our stay, but because there was so much other space we never felt that we had to live in a museum and watch the kids at all times. We ate outside on the patio under awnings, a delightful alfresco affair. Surrounding the villa were gardens and orchards providing space and beauty. The swimming pool was fabulous. Large, deep, and well maintained it provided hours of enjoyment for the children and relief from the heat for everyone. The views from the villa were splendid. Sabina is a beautiful part of Italy, with hill-top villages and olive groves providing a pleasing landscape. We spent several days in Rome, taking the local commuter train that runs every half hour for much of the day for a very modest cost. Orvieto is 45 minutes away by car, and Sienna and Assisi are within a 2 hour drive, with lots of interesting places in between. Paola, the owner, is a charming and welcoming host. All in all our stay was great, and we recommend the villa most highly.
