Negative: You don't know that the access road is through the Royal Hotel neighbourhood. The designated access road is closed, and there are no directional signs. When I tried to phone the property, their phone was switched off. It was a bit sloppy. The additional bed was so uncomfortable that it should not be considered as a place to sleep or rest. No microwave in the apartment, No toaster, although this is probably a bit too much to ask :-)
Summary: as a whole object it was ok and nicely located. Next time will try a different appartment.

Positive: The villa, the pool and the garden are just wonderful. The pool was very clean and our favorite place to hang out, especially during sunset. This is also the time when the bats start flying around the pool which we loved to watch. There is a temple close by so you can hear chanting which added to the wonderful atmosphere. Everything is well taken care of. The dinner you can book for a reasonable additional charge is very tasty. Everyone tried very hard to accommodate us and we would definitely recommend the villa for people who enjoy being outside of the tourist areas but still close enough to wonderful places to visit with the very friendly driver who can arrange amazing trips with great tour guides.
Negative: We expected a little more privacy. While everyone on the staff was incredibly friendly, as a couple you prefer to be alone. The gardener came in the morning and again in the afternoon and the night guard sat outside all night and the villa is not soundproof at all.

Positive: Great location close to the funicular. Parking in the underground garage was very comfortable. The receptionist was very kind and willing to support us and help with any questions we had. The apartment is very nice. And it has a balcony too. The mattresses are very comfy.
Negative: As we had to cook, the kitchen would need a bit more utensils. Unfortunately, as the apartment is on the first floor, it was quite noisy from the street one night.
