This newly renovated property is located in Sunrise Beach on prime open waterfront on beautiful, constant level Lake LBJ just a few miles from Horseshoe Bay. This is the ultimate family or friend vacation home. Complete with pool, swim up bar, covered outdoor kitchen with 4 TV’s, outdoor Bluetooth speakers, fire pit, huge therapeutic spa, detached garage with game room, two bedrooms, one bathroom, and kitchenette.
There are several golf courses within 11 miles. We are in the heart of Llano County, which is known as the deer hunting capital of the world and the best Lake LBJ Fishing destinations is right off the dock!
The spacious deck provides a perfect view of the sunrise, and an abundance of space for you and your guests. Attached to the property is an island with its own boat ramp which is a picture-perfect venue for a Lake LBJ wedding, family reunion, corporate event, or other large group gathering. There are several wet slips to tie your boat for immediate access.
This gorgeous home has 7 bedrooms and 6.5 baths and can sleep 21 people.
The kitchen is fully equipped with all the modern appliances you’ll need for a comfortable stay including a water purification system, ice maker, granite counter tops, and a beautiful lake view! In the living room you’ll find a cozy fireplace with comfy couch seating. Oversized sliding glass doors leading to the outdoor living area makes indoor-outdoor entertaining and living a breeze.
The outside kitchen is complete with a gas grill, double side burner, warming drawer, two under counter refrigerators, 4 TVS, a dining table and chairs, and a swim-up bar. Just off the kitchen, roast the perfect marshmallow over a real wood burning fireplace surrounded by 6 Adirondack chairs. The pool deck has 4 chaise lounges chairs and a comfortable conversational set with deep 5” cushions creating the perfect space to spend an afternoon with family or friends. The pool bathroom is accessible from the outside deck or inside of the house making for easy, clean access from the water.
The downstairs of the home has one bedroom with a king-sized bed and the option to close the bathroom door from the hallway to create a private ensuite. Downstairs there is a laundry room with an additional half bath.
Upstairs you will find two bedrooms each fitted with a king-sized bed and their own private bathrooms. One of these bedrooms has an additional bunk bed. A 3rd bedroom as two full-sized beds and access to a bathroom across the hall. The 4th bedroom has four built-in bunk beds with its own connected bathroom.
The detached garage has been converted to an epic game room with two extra bedrooms. Complete with a 65” TV, pool table, ping pong, sink, drip coffee maker, refrigerator, convection microwave oven, and dining nook this space is not to be missed! Each of the two bedrooms have one queen-sized bed, and one bedroom has an additional twin bed in a loft. The garage space is complete with one bathroom with a double vanity.
Here at the lake house, you will have plenty of space to relax, play, have fun, and enjoy yourself with family and friends. Summary: This is the 2nd time we have stayed at this property and have enjoyed it so much, my family is already saying…when we go next year! Sarah is awesome to work with and very helpful when we were out of the country and there was a miscommunication on my part about the 2nd part of the payment! We love this house so much and definitely love Sarah and her great response when we had a question! Thanks again Sarah! We will definitely be back!

Summary: Loved this property! VERY clean. My measure of this is wiping up a spill with a white paper towel. Spilled material only on towel, NO black floor dirt at all! Pool is terrific, hot tub wonderful, outdoor kitchen top notch, TVs superb(esp during soccer America’s Cup). Beds were comfy, kitchen well stocked with spices, utensils, dishes and pans, And a few odds and ends. Host was very responsive to our few questions. All 17 of us really enjoyed the 5 days we had here. After years at the beach, everyone wants to go back to the lake! Negatives? Very few. Bigger and newer trash cans would be one. Outdoor clock would be great. As a nearly 80 year old Grandma, I would appreciate a railing into the pool. I used my children and grandchildren to help me with that first big step. Kitchen faucet was difficult to Operate until we figured out it was a touch activated design. Slow running drain In downstairs master bath sink. Also, please get the leaving time uniform. I chose to use the time listed in the email giving me house and gate codes. This said 12 noon. The binder for the house said 11, but who knew. I went with 12 , and we managed to leave at11:30. Please be uniform and list correct time on all email communications. Thanks for a wonderful stay! BTW, we have been staying at VRBO accommodations for 10 years or so, so not our first experience. A very nice house.

Summary: This was an annual trip with my family, friends and GRAND KIDS. I'll start with Sarah, you could not get a better host. Very attentive and responsive. She has activities of her own, but made sure any issues were attended to. (not that we had any issues) Cleanliness was outstanding. Stocked, we have never seen a BETTER stocked kitchen, pots, pans, utensils. If we needed it, it was there. The Gates/fence outside/pool. we had little ones, the pool and patio setup was Perfect to keep them safe and NO hassle for adults. Simple pull and open, but out of younger folks reach. Pool and hot tub were great, the wives and kids loved it. The Swim up Bar with TVs, my son and son-in-law could watch Formula One racing, basket ball and football games at the same time, all right from the POOL and NO ONE needed to argue. Outdoor Kitchen beautiful, fully stocked and easy to use both Grill and burners. (Just me, be mindful of your utensils, this is a beautiful outdoor kitchen with porous stone, mind ur drippings) The boat/jet sky launch and ramp, HOLY CRAP no lines no waiting. Backup launch and park your trailer in the ample space. Then park ur boat/jet sky in the wet slips Fishing, this makes it all worth it. Watching ur Grand kids catch their first fish!! Really Paw Paws dream. Of course nothing like your Grand kids waking you up @ 5am to go fish every morning. As far as recommendation to visit (HELL NO, stay away. I want this place all to my own) We booked again.

Summary: This location was perfect for our group’s needs. Bathrooms galore, plenty of bedrooms, and we were very happy with the fencing around the pool and property. Added benefit was the ability to launch boat and jet ski right on the property without having to wait in any lines or feel rushed. Everyone in the group gave the property rave reviews, and we will be returning.
