Positive: The lounge was spacious and the place was warm and quiet. Kitchen was well equipped. Plenty of hot water for shower and wash basin but not when my husband tried to have a bath. If you only take showers this is not a problem.
Negative: The glass frying pan was a disaster. Tried to fry eggs and bacon and all stuck like concrete. Had to soak the pan overnight and scrub for ages to clean it. The single bed was VERY soft and sagging ( the double bed was fine)
Summary: Replace frying pan and mattress and would give top marks.

Positive: This beautiful cottage is very well looked-after, and it was sparkling clean. The owner kindly visited when we arrived to let us know where we could find everything we needed for our little one - high chair, potty, changing mat and travel cot were all on offer and a very welcome surprise! A quiet location, away from main roads and with great parking. Very good access to lots of wonderful destinations to explore including Sandringham and Holkham Beach / Wells-next-the-Sea which we enjoyed.
Negative: As parents of an eight month old we don’t eat out in the evenings when we are away, and we really enjoy cooking. Whilst the kitchen appeared well equipped initially, there were a few issues with the pans provided (not non-stick) and the knives weren’t great. It also would have been wonderful if there had been some olive oil and other basic cooking ingredients like herbs/spices. However I know that we are being particular here because of how our holidays look at the moment.

Positive: Lovely little cottage with much of its' old character preserved. Beautifully furnished to compliment this. Comfortable and cozy. Delicious cakes from the host with tea and coffee on arrival. Spotlessly clean. soft towels. soft bed linens. Very quiet location but good local amenities in walking distance: shop, off license, fish and chips and don't forget to visit the infamous village butchers who sells more than meat. Ready prepared meals are delicious and sells fruit and veg to go with them! Thank you Helen for a lovely stay.

Positive: It's in a nice location for dog walks and exploring attractions like Sandringham and local beaches. The owners are lovely, very helpful and responsive.
Negative: It was advertised on this site as sleeping 4, with 2 doubles. It is in fact sleeping only 3, one double and 1 single. Caused us much inconvenience as we needed 3 separate beds. The owners set us up with a camping bed in the end but the room was then too cramped and we couldn't move around. The 2 bedrooms are quite small. But this was an error in information sharing between booking.com and Sykes cottages apparently do no fault of the owners.

Positive: this is a really comfortable, spotlessly clean, former farm workers cottage that has been beautifully updated, providing everything you need. Small things make all the difference - salt & pepper, a couple of cupcakes, coffee & tea for the moment we arrived after a long journey, sockets with USB chargers, and the most lovely vase of yellow tulips in bloom on the dining table. Though compact it has lots of wardrobe & cupboard space, a dining table with comfortable chairs so we could also work at it.
Negative: there were lots of cooking utensils, but the knives, forks & spoons are looking a little battered. the property is set on the west side of the river so it’s a 15mjnute trek by foot to get to the town centre & would recommend anyone who had problems walking ensure they have a car or know how the buses work. Also, though in Google Maps it was quite difficult to work out how to actually get to the parking area in front of the cottages. Kathy’s cottage is one of a small row of cottages set at a right angle to the road and we kept missing the entrance to the parking because it is a small turn off & looks like you are entering someone’s garden area. We must have driven past it 5 or 6 times before we thought to try it.
Summary: A comfy, cosy- and far more space than there looks - delightful base for seeing the area
