Positive: Very good communication and kind hosts, provided us with a baby crib and heated the flat in time for our arrival. Very clean place, including spotless bathroom and easy to use walk-in shower. Outside the flat there is plenty of vegetation & trees, and a few alleys where you can take a morning walk or stretch (we did enjoy it with our 6mo baby for our morning "breath fresh air & hug the tree" routine). We had only a 1-night stay, and overall it worked well for our needs.
Negative: 3 things worth being straightforward about, for future possible guests to consider: A. The Location is remote - not only it's outside Koblenz city but (at least it feels) a bit in the wild: access road is super basic and not illuminated (at night), and even a bit dangerously tangent to the main road (during daytime you have to be super careful with the traffic, fortunately not very heavy); once reaching the main gate from the access road, the segment to the final parking location consists of gravel and is in a steep slope, which is worth being extra careful about. B. The apartment we've stayed in (#5) seemed not finalized: it's true that it is partially our fault for not reading & understanding properly the full description, but it is an apartment without a functional kitchen (Nov 2024) - no fridge, no sync for dishes, cutlery/plating etc. Also, this apartment (same as #4) is situated down several steps from the parking lot (same steep slope), which is worth being aware if you have luggage that might be uncomfortable to carry. C. The general feeling is that these flats are made for business/rental but with low to minimum investments, with most of the furniture from IKEA (with goods and bads, low quality overall) and a lot of the infrastructure still unfinished / half-finished / gravel road, which of course can work for those that are not looking for quality.

Positive: Great location just off the highway. it is the cleanest property I have ever stayed in and I live in Switzerland 🇨🇭!! Also, the shower was amazing!
Negative: maybe a mini fridge could be included on the table so fresh milk could be available for tea/coffee and the lovely complimentary wine and water could be chilled and enjoyed. perhaps a curtain could be put up in the bathroom window. when you are in the shower you can’t be seen but when you step out on the mat, you can clearly view the other properties out the window and some people might be uncomfortable with that.
Summary: Fantastic! will definitely stay again and recommend!
