La Terrazza has whitewashed walls, wooden beams and a delightfully romantic vine-covered terrace which is completely enclosed. In late August/September you can lean out of the bathroom window to pick the grapes! There is a pretty master bedroom, furnished with hand-made Umbrian fabrics and with bathroom leading off it, and a smaller bedroom, with bags of character, leading off the kitchen/living room. Outside the main accommodation area is an old stone-walled cantina, which would once have been used for storing wine and curing hams, and has now been converted into a reading/play room and provides extra space for the dishwasher, washing machine and second fridge. In the heat of the summer, this is the coolest spot in the entire property. It is also perfect as an extra third bedroom for teenagers or extra guests, with a fold-out bed available on request. The accommodation has central heating, so is cozy in winter, with a log fire in the living room.

Summary: What a marvelous place to stay, the La Loggia appartement at the ground floor of the rebuilt old Italian farmhouse. Simple and cool, with all the necessary equipment to ensure a relaxing holiday. A few stone steps and you are in the large pool area, with comfy loungechairs and shady areas. We chose to relax, go for a horseride with the extremely lovely hostess Clare and visit Assisi and Rome. But there are other sporty activities to do, and fantastic views to enjoy. We used the stone pizza oven and enjoyed a wonderful evening with very good company. Clare has many good stories to tell so be sure to ask her when she is around. Almost hesitant to share our happiness for fear of the place being booked when we want to come back. Which we do!

Summary: What a lovely place!! The house is beautiful , spotlessly clean and comfortable . The walls lovely and thick guaranteeing cool. The pool is great, nice and big with views over the stunning valley . We went to a couple of really good local restaurants recommended by Clare and Mario. They were really kind and helpful. We also went for a lovely evening in Spoleto. We loved visiting the Abbazo San Pietro near Ferentillo.. In June the wild flowers and butterflies were spectacular. With a glass of lovely local wine, the lovely view, the birdsong, happy humming from the bees and heavenly scent as you walk over the wild marjoram this is a feast for all the senses!! For nature lovers look out for the hoopooes.. We had a fantastic time. If you want a dreamy peaceful holiday come here! I will come back!

Summary: Loved the environment, loved the countryside, loved the villa , loved the proximity to local restaurants and little shops selling local produce. I woke up in the morning and could see out of my bedroom window the view of the valley, unspoilt by anything. In the pretty garden were flowers, bees, birds. The spacious villa offered all the comforts we could wish and more – a pool in which to dip, and as the sun set, we saw the stars over Umbria. Clare and Mario guided us through the facilities as if it were their own home- (some of the year, it is! ) Thank you to our Italian hosts for a wonderful holiday.

Summary: A peaceful spot in the lovely Umbrian hills north of Terni. Lots of places to explore nearby, walks in the hills, tiny medieval villages, wonderful trattorias and the elegance of Spoleto not far away. We relaxed by the pool in glorious weather, barbecued delicious local sausages and dined under the pergola eating wild asparagus picked from the verges. Clare and Mario were perfect hosts, full of ideas to keep us entertained and great company whilst they spent the weekend with us. We did trips to Spoleto, Norcia, Assisi, Labro and Piedeluco all fascinating and beautiful places, many of which are off the regular tourist trail yet real Umbrian gems. All in all a totally relaxing stay.

Summary: We enjoyed a great week of vacation in La Loggia. Clare and Mario welcomed us very nicely and explained many things to do in the region. The house offers everything you need, including a great swimming pool (bigger than what you would usually find in a holiday home like this). It really is 'a house with a view', offering wonderful sights all over the surrounding hills and villages. We were there in a week where it got very hot (over 40 degrees Celsius, as everywhere in Italy), but the fact that the house is on a hill and the thick walls kept it bearable. We would definitely recommend the property to friends and would like to come back one time! Erwin (Netherlands)

Summary: We had a lovely week at Clare and Mario' gorgeous farmhouse. Our apartment was great and the swimming pool a huge success with our family. Good location and hosts very helpful especially regarding restaurants. We also had a brilliant day white river rafting. Hope to come back one day soon.

Summary: Like others before us, we found La Loggia the perfect place for a peaceful and relaxing holiday. The house was well equipped and it was also very cool - never felt too hot indoors. The swimming pool is indeed fantastic with superb views and so atmospheric with the sound of cicadas during the day and watching bats flying around at night. Clare and Mario were absolutely lovely - always helpful but not at all intrusive. And especially kind to us when our flights home were cancelled, which saved the end of our holiday from being really stressful. The area around San Mamiliano is perfect for anyone who wants to experience the real Italy, loves the countryside, walking, exploring countless medieval hill towns. We especially enjoyed Carsulae Roman ruins, river rafting and a horse riding expedition which Clare kindly led us on and wow! you have to visit the Piano Grande in the Sibilini mountains, even if the wildflowers aren't out it is still a unique place to see and a beautiful drive. We very much enjoyed our time at La Loggia and would recommend it to anyone.

Summary: We were looking for a peaceful and restful vacation, and this gem in the hills at San Mamiliano ticked all the boxes for us! Our comfortable, well maintained apartment had all the facilities required, and being late Spring, the garden and surrounding country was looking superb. Long walks on virtually traffic free local roads always yielded a good haul of wild asparagus as a cooking bonus! There were endless attractions to visit and experience on the many day excursions we took, and for foodies there are many restaurants within easy drive, to suit all tastes and budgets. With absolutely breathtaking views this tranquil location will not disappoint. We would certainly recommend a holiday break at La Loggia.

Summary: San Mamiliano deserves the highest praise. The house itself is delightful in every respect - well appointed, and very easy to live in. The location is stunningly beautiful in a very unspoilt and seemingly undiscovered bit of Umbria. We had gorgeous hot days which were perfectly complimented by wonderful swims in the fabulous clear and large pool overlooking the mountainside. The owners who live next door, Clare and Mario, are unobtrusive yet incredibly knowledgeable and helpful, their presence added a huge amount to our general enjoyment and discovery of our surroundings. The part of Umbria is well known for delicious cuisine, don't miss the Norcia wild boar and barley risotto with porcini and truffles! Wandering through the mediaeval streets of nearby Spoletto and riding in the foothills of the mountains were also high points. Many thanks San Mam, we will be back!!

Summary: La Loggia is an inspirational place, mainly because of the setting. If you leave the window shutters open, you wake up to a vista looking down the valley, with wooded slopes stretching into the blue distance. By moonlight it is very beautiful. The poolside view is breathtaking. The property forms part of an old Umbrian farmhouse on the outskirts of a hamlet. The beds are comfortable and the interior is pretty, with a proper oven, decent size fridge, washing machine and dishwasher. There is a spacious bathroom with shower and bath, and the bathroom too has a mountain view. The nearest hill town is ten minutes drive away over bendy roads, with a bank and food shops and also a rock climbing centre, but there are plenty of other towns and villages to drop round to within a 20 minute drive, nearly all mediaeval, some sleepy, some buzzy. Elegant Spoleto is 20 minutes away, a sophisticated place famous for its music festival, restaurants, shops, exhibitions, Roman aquaduct and towering fortress, but you can also follow easy or more adventurous walks from here overlooking the valley far below. La Loggia is in a national park, so you can book in for kayaking, climbing, horseriding, trekking, mountain biking, rafting and canyoning. The farmhouse belongs to the delightful Mario and Clare, who are respectively Italian and English. They gave us the warmest possible hospitality, including taking us on a fabulous horseriding trek in the high hills, booking a rafting expedition and even on one occasion sourcing medicines for us when required. We loved our occasional relaxed chats over the two weeks. Our children loved the spacious pool, but for me the best part was the sheer beauty of it all.
