Amazing home on the best section on the north east shore of the 10 mile long Greenwood Lake. This home is a perfect place to entertain your family and friends, or just to get away for a weekend of relaxation, sports or thrills. You will not just be renting a home, but renting a year round turnkey lifestyle. Towels, Dishes, Silverware, Serving Items, Cookware, Crockpot, Cuisinart are just a few of the items that are supplied.

Please note: Not recommended for those with mobility issues. The house sits on a hill and there are stairs leading from the driveway to the front door. Also we only sleep max 8 adults and 2 children. No one not on the reservation is allowed without prior approval.
From Penn Station you can take a 1 hour express train to Tuxedo Station. From there it is only a 10 minute drive to the house. You can also take a taxi or ride NJ Transit within walking distance.

The house boasts 2 lake view master bedrooms with queen beds, and 2 rooms with bunk beds on the top level. On the main level there is a large guest bedroom with 2 queen beds. Full eat in kitchen, double oven, dishwasher, gas range, and large pantry. Living room has a 60" TV and over sized sofa. Large solarium with sitting area and 10 person formal dining room. Amazing GAME ROOM with PINBALL machines, arcade games, POOL TABLE, 3 flat screen TV's, 3 x-box 360s, ps3, wii, and DirecTV. The game room features a PROFESSIONAL BAR, commercial ice maker, wine fridge, 2 tap kegerator and more. House has 5 zone central heat and A/C. There is a commercial grade NUVO sound system throughout the house where you can access Pandora and a large hard drive of music from digital touch pads. (5 zones in the house).
Lake front property features 3 tiers. On the top tier there is a giant patio with dining table, large weber grill and year round 6 person hot tub, Middle tier boasts another patio with additional seating. Lower level is the lake front level with a lawn, private beach and 50' dock.
As an added bonus, you will also have access to our private 15 ACRES of forested land nestled against Sterling Forest and the Appalachian Trail across the street. Secluded hunting area walking distance (proper licenses required), ATV riding, camping, or your own endless private hiking trail.
Photos do not do this place justice. They are not professionally taken, I just quickly took a few pictures. I am missing several shots of the large main floor bedroom, bathrooms and the other lake view bedroom. The bedrooms are on the smaller side (with the exception of the lower level bedroom), as the house is designed for activity and entertaining.

2. Use of the lake, swimming, floating, playing, walking in is at your own risk.
3. Warning, bunk beds have ladders, use of which is at your own risk. We are not responsible for any harm due to injuries as a result of the bunk beds.
4. We do not provide any vehicle access (boat/jetski/ATV/etc) though local businesses may rent some of these to you.

Summary: House and location is absolutely amazing. Basement and backyard are to die for. Gorgeous brand new triple deck patio with beautiful views. Brian was an awesome host. Communication was a breeze. We could not find the items for the ping pong table so he ordered them to arrive the next day. He also sent a brand new xbox for the kids due to issues with the existing gaming systems in the house. Overall very pleased with our stay.

Summary: This place is so great and so fun for whole family! The pictures don’t do it justice, the backyard is completely redone and perfect! Can’t say enough - sure there were some glitches with a pinball machine, but that’s to be expected! The fact that there is pinball and everything else and the bar etc…it rockedCommunication with owner was flawless and we can’t wait to go back in June!!!

Summary: We had a great week at GWL. The owner and property manager were accessible and available whenever we needed them. The property manager stopped by the first day to see if we needed any help -- which we did. The house is a true lake house, just what we were looking for -- not tons of bells and whistles (except for the basement arcade. of course), but has everything one needs. We hope to be back!

Summary: Stayed here for a long weekend. Overall we had a great time, as one person reviewed 'its about the lake'. Use of paddle boards was great. we brought kayaks and inflatables. We knew going into the rental it would be dated and have no issue there, but the place could use a deep clean and small fixes. The toilet on the main level was balanced on card board and there were small ants all over the bathroom. We ran a load in the dishwasher to be sure all utensils, plates and cups were clean (standard practice for us) but couldnt put the utensils back in the drawer since it was filled with dirt. We kept the utensils in a clean cup during our stay. Two bedrooms upstairs had no air conditioning and no fan. Toilet paper holder was broken so the TP roll was just sitting on the support attached to the wall. Loose tiles under the toilet (all little fixes that would go a long way) Our group had 6 kids and one of the reasons we chose this rental was the game room. 24 hours into the rental one of the pinball machines broke (internal part which is normal wear) so we turned to the video games in the evening. One tv did not connect to anything, a second only connected to wii which had a few games, and the third worked fine. Slot machines - only 1 turned on but did not work, golfing video game - audio turned on but screen did not. We didnt bother the owner for the little things as our stay was to enjoy each other, though he was responsive when messaged with questions.

Summary: We had a wonderful stay and would come back! The lake access was great and we loved using the floats, stand up paddles and the kayak. We made a fire one night and on the night it rained we had so much fun playing pool and pinball. We also enjoyed the hot tub and downstairs bar. The house has so many amenities and is stocked with everything you need. It was the perfect place for us to spend time together as a family!

Summary: Brian, the Host, was outstanding again(we stayed here last year also ). He is completely responsive, and helpful ! Five lifelong friends and my two grown sons gathered to enjoy March Madness . Great game room, Tiki Bar, hot tub, fire pit, Kitchen, plenty of TVs to watch the March Madness games . The house is very spacious and comfortable, and Brian's hospitality is Awesome ! Highly recommended !

Summary: We visited in November after having a great time over the summer. There were plenty of things to do in the area, even with young kids. The house was large, big couch for everyone and a big table in the sunroom overlooking the lake. In the evenings we sipped wine as we sat outside on the multi-level deck and enjoyed the quiet. The basement has entertainment for folks of all ages, and easy access to outside. If you are looking for a modern house, this isn’t it, but it’s a large house on the lake with everything you need. We’ll be back.
