Positive: The building is high quality and architecturally very appealing (this in stark contrast to most modern buildings in Stabio who seem to have gotten their inspiration from what is popular in the neighbouring province of Varese and include bright pink and yellow and fluorescent green houses). The double glazing is excellent so as long as you keep the windows shut you will not be bothered by the sound of road traffic. The host communicates superbly. Beds are comfortable and there are good quality pots and pans for cooking and all tools for cooking pasta. There is a restaurant with very good reviews opposite the building but unfortunately they were on summer vacation so I had to go to Lugano every day for brunch.
Negative: The host never mentioned cleaning but I did notice that there was a cleaning lady in the building so on the 4th morning of my 9 day stay I put the green sign on the door. When I returned in the afternoon the cleaning lady had changed the bed sheets but she did not do any other cleaning. Ironically, I had myself washed and dried the bed sheets a day earlier so I did not need new ones. It was bizarre that she did not see fit to mop the floor or even remove the waste from the nylon bags in the wc and living room space.

Positive: Clean, modern accommodation with self check-in & -out. Nice touch with the idea of „eco-smart-living“. Good bakeries across the border in Italy!
Negative: the experience could have been better if they actually leave instructions on how to operate things in the room. The air con keeps turning itself off at night. You can manually turn on the air con fan but it’s not that straightforward either. We stayed for 4 nights but they provided 1 cube for the dishwasher (no dishwashing liquid to do this manually either). Pots and pans are available for cooking, but don’t expect anything else: you have to bring your own oil, S&P. Located next to the main road so you can’t leave the door open at night, otherwise too loud.

Positive: An interesting building with a strong approach to ecology and architecture, it's worth seeing even if you don't decide to sleep there. Well approach to be a place within the region and to show the region. Well-equipped apartment, everything new and as described. Good quality furniture. Smart home systems. The facility participates in a program that gives guests free public transport, which is a great advantage and complements the ecological and sustainable approach. Good and stable internet connection. Fast reaction when I asked for (missing any) dishwasher capsule.
Negative: Parking really should be free as I doubt you can park anywhere else. Getting the door open by the digital process wasn't working instantly - several minutes at the door needed, even if I think I handle technology well. All the room clean, minus 1 point for dog hair on the balcony. Capsule coffee maker with nice small espresso glasses prepared on the table (which is also mentioned in the property folder) but without any capsules (! :] ) They said I can buy them in the vending machine down there (expensive price per set). No sugar, no salt, no pepper (empty spice containers, a bit of shame). Not fully soundproof; someone upstairs was nervously walking loudly with his bare feet and after an hour of this sound, it started to be annoying. The given manual does not explain how to use the temperature settings if going in deep of the real life use cases.
Summary: For architecture enthusiasts. It's worth seeing even if you don't decide to sleep there.

Positive: Really excellent apartment hotel. It felt very safe (there is a main door and it doesn't open directly onto street) and the general location was perfectly fine if you have a car. About an hour/hour and a half to all the top spots in the region like lake Como and verzasca valley etc. Just make sure to leave early to avoid traffic; the main road through the town seems to be the main road for everyone traveling to Varese from Ticino and it can get a little congested. The room was really new, and clean. The kitchen amenities were great and everything we could have needed in terms of cookware was available. A bigger container of salt/cooking oil/dish soap would've been helpful for a long stay, but you can get everything you need in the department stores nearby. Bed was comfortable, and the TV had a very decent selection of channels. It was overall one of the best apartment style hotels we've stayed in. It was probably the newest/nicest building in the entire town. 10-15 minute walk to the train station which is also fair, and I would recommend that if you just want to day trip to Lugano as parking there isn't ideal. You can also easily take the train to Milan for a day. The buses from the train station later at night were also fine and drop you off very close to the hotel. The pizza place down the road was quite nice and also fairly priced for Swizterland. The pastry shop right next to it was also pleasant.
Negative: The shower situation is a little less than ideal if you're not used to it (no separate area/tiling) but that's how they have them all over the region so it's not a 'problem' specific to this hotel.
Summary: It was overall one of the best apartment style hotels we've stayed in!
