1. All guests are required to sign a rental agreement before receiving check-in instructions.
2. All early check-in can be requested a day before the arrival date and it is subject to our approval. The rate is $20 per hour before check-in time.

3. Late check-out is subject to approval and must be notified in advance.
Standard Check-Out Time: 10:00 AM
Late check-out fee:
11:00 AM= $20.00
12:00 PM= $40.00
Beyond 12:00 PM= Penalty of $300.00 and immediate expulsion
4. Pets must be disclosed and approved in advance. NO PETS over 50LBS. There is an extra one-time fee per pet per stay. The extra cleaning fee per pet is based on the number of nights of your stay (not included in the booking total and will be collected through the resolution center):
Extra Pet Cleaning Fee
1-2 nights: $100/pet
3-6 nights: $150/pet
7-29 nights: $250/pet
30+ nights: $300/mo/pet
5. Visitors are not allowed. There is a $50 fee per guest per day/night for undeclared guests over the registered guest on the listing.
6. $1000 penalty for the following:
Smoking, drug & vape use in the unit, on the balcony, or in the hallways of the building
Any form of party in the property, including loud music
Violating Quiet Hours: 10 pm – 8 am
7. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheets/towels.
8. $600 penalty for lost fob. $500 penalty if you’re locked out and will need us to send someone to assist you.
9. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve the delivered mail.
10. You will be charged for any missing or damaged items.

Summary: The house looks just as the pictures are presented, clean and very spacious. The neighborhood is very quite and I successfully able to host my small gathering. The house includes a nice sized backyard as well ! The only downside was communication with the property owner the day of for check in.

Summary: I loved my stay on the property! It was clean, the bed was comfortable, all the appliances worked, etc. However, I was contacted by the company an hour after I was able to check in (I was running late) and they told me I couldn't check in until the next day. They comped me one night, but did nothing for me as far as finding accommodation for that night when I was supposed to be on the property. Check in the next day was fine, but then I had no Wifi for the first 6 days of the visit. This was very disappointing because I depended on the wifi for my work and one of the reasons I booked this particular place. The title has "fast wifi" in it. After several days of contacting the property manager, I got the wifi, but it was very underwhelming and slow. The stay after I got wifi was very comfortable until checkout. I had until 10am to check out and it was 9am when the cleaners came right into the house. They were very sweet and cleaned other parts of the house while I grabbed my stuff. I was out by 9:30am. To summarize, I'm quite irritated with the property manager, but the house was beautiful, in a very safe area, the showers and kitchen stuff all worked, and it ended up working well for the last half of my stay.
