Please Note:
The building lobby is currently undergoing renovations. While the work is ongoing, full access to the building remains available—though navigation may be slightly confusing at times. All businesses in the lobby are open as usual.
To assist you, clear signage will be posted to help guide you in and out with ease. Rest assured, no noise from the renovations can be heard from inside the condos, and your stay will not be interrupted in any way.

Pool Access Update : Our building's pool will be closed for repairs from July 21st through early September.
During this time, we’re happy to offer complimentary access to the Marriott pool, conveniently located right next door. Guests can easily access it through our retail lobby.

Located on the 12th floor and facing North, Miami Vibes! is a 1 bedroom, 1 1/2 bathrooms retreat that offers terrific water and park views from its private balcony. With over 1200 sq. feet of living space, it’s the perfect getaway. Miami Vibes! accommodates a maximum of 2 adults plus children (15 years of age or younger).
As you step into Miami Vibes!, you'll be greeted by a fully equipped kitchen on your left. With Publix grocery store just half a block away, preparing meals has never been more convenient. Additionally, the unit features a washer and dryer, ensuring that returning home with dirty laundry is not an option.
Just across from the fully equipped kitchen, you'll find a half bathroom. Perfect for freshening up before heading out for a night on the town, this modern bathroom adds to the overall functionality and comfort of Miami Vibes! You'll appreciate the attention to detail that has gone into every aspect of this condo, including the design and amenities of this perfectly located half bathroom.
As you step into the spacious and stylish living area of Miami Vibes!, the design and decor welcomes you with open arms. The open concept layout effortlessly connects the fully equipped kitchen, the cozy dining area with seating for four, and the inviting living room.
The living room features a 55" TV, providing the perfect place to unwind and catch up on your favorite shows or movies after a long day of exploring the vibrant city. With its comfortable yet modern atmosphere, it's no wonder why guests often choose to extend their stay!
Step out onto the expansive balcony that is fully furnished and offers complete privacy. This outdoor oasis is the perfect spot to relax and unwind in the Miami sun while taking in breathtaking views of Margaret Pace Park and waters of Biscayne Bay. You can even catch a glimpse of Heart Island, a local favorite among boaters.
Prepare to indulge in the comfort of the master bedroom. The bedroom spans the entire length of the unit, offering plenty of space to stretch out and unwind after a day of adventure in Miami. The oversized king bed, invites you to sink in and relax while you catch up on your favorite shows or movies on the 55" Roku streaming TV.
The master bedroom features a spacious open concept closet, with plenty of storage for your clothes and personal belongings. For added security, a safe is also included in the closet.
Adjacent to the closet is the private master bathroom, complete with a separate bathtub and a walk-in shower.
CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.
- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.
- In the event of flight cancellation there will be no refunds given.
Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.
- No refund will be issued if the new dates are not adhered to. - Bluewater Realty Miami LLC can only accommodate one change of dates.
Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.
BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend)
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 2 ADULTS + 2 children (15 years of age or younger)
- If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy)
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit.
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in.
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released 48 hours after check out if no damages or loss are found.
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.
AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.
VALET FEES:
Valet is the only available option.  You have two choices: (Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

AFTER BOOKING: (Monthly stays)

- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)

- Emails for each adult.
- Drivers license for US citizens, Passport for international guests
- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.
- No prior arrests
-$400.00 monthly valet parking if needed will be sent by invoice via email to pay prior to arrival day.
