This is a 3 bedroom villa, over 2000sq ft. under air (volume ceilings with crown molding everywhere), located on the wide section of a lake in a beautiful, well maintained gated neighborhood. The entire villa is diagonally tiled with no carpeted areas- a desirable feature for some travelers. An oversized private modern salt water pool and a spa ( can be heated-pool at 87F and spa at 102F ) was commissioned in 2015 along with an oversized lanai ~990 sq ft. brick pavers. The design of the pool with the expansive lake view behind, almost creates an illusion of an infinity pool. A heating charge for the pool and hot tub ($25/night) is included in the quote. The furniture and décor is high end. The master suite is oversized and is equipped with a king size bed with a high end Eurotop mattress, a walk in closet, a writing desk , a wide HD TV, and a walk out to the pool and lanai. The other two bedrooms have queen size beds, one overlooking the lake. The two remodeled baths, have showers with modern glass enclosures. The kitchen, with granite counters is well equipped. An out door grill is included.
The laundry room is equipped with washer and dryers- front loading. Washing fluids are provided. The house has high speed internet and cable. The family room has a wide screen HD TV with blue ray DVD player. There is also a DVD library for the guests to enjoy some classic selections. The Living room is situated in the middle, which upon entry, provides a panoramic view of the lake and pool area (picture 1.above).
Briarwood is a gated community and employs a private security company to constantly monitor the premises. The Gulf beaches, elegant upscale shopping ( Waterside) and fine dining is only a few miles away. Briarwood has 2 tennis courts and a professional coach (Frank) who happens to be our neighbor. In addition, there are two large community pools, basketball, volleyball and playgrounds, a short walk from the house. Beach chairs and beach towels are available. Wine lovers will find not just the opener but also stoppers and a vacuum pump to preserve the remaining wine. One 'high chair' and one 'playpen' can be made available upon request-no additional cost. Attention to detail is readily apparent to a discriminating traveler.
Outdoor Camera: For security reasons an outdoor camera is in place at the entrance of the garage with the driveway, partial lawn and mailbox in view.
Cancellation Policy Explanation:
Travelers who cancel at least 30 days before check-in will get back 100% of the amount they have paid. If they cancel between 14 and 30days before check in, they will get back 50%. Otherwise , they won't get a refund. This new policy applies only to bookings made after October 12, 2023. Prior bookings are subject to the previous rental agreement.

Summary: We had a wonderful stay at this house for the week of Thanksgiving with family. Our favorite part was the pool area and hot tub. The kids used the pool multiple times a day and it was great having the hot tub. We did not use the amenities at the clubhouse as this was much better and a heated pool. It’s about a 15 minute drive to get to most places in.Naples from the house. We held Thanksgiving at the house and had plenty of space and places to eat. Everything was very clean and we had everything we needed. The host even left water for us and some drinks which was a really nice touch to the stay. There was some confusion at first on how to work the pool/spa system but the owner texted right away back to help us understand how to use it properly. Thank you for hosting our stay in Naples we highly recommend this house to anyone !

Summary: We loved the pool/spa and sitting at the pool every morning. Neighborhood is great with pools and Pickelball courts. House is very well stocked! Host was always available and answered promptly. We plan on staying again!

Summary: Spent a lot of time in back in pool and using gas grill and eating outside on dining table. Grandkids loved outside being in pool and close to the pond with ducks and birds. When we first arrived, I did have to do some cleaning which I was not happy about. That is why I am rating property a 4 instead of a 5.

Summary: This was the first time in Naples for my wife and I and it went very smooth thanks to the host Paul. Arrival procedure was thoroughly explained and went without any issues. The house was clean, quiet at night, and in a safe, gated neighborhood. The pool and hot tub worked perfectly and was screened to keep out any potential insects which were never an issue. The pond behind the home gave it a scenic afternoon view. If anyone has to do business or if the family is addicted to the internet, the WiFi signal is extremely fast. The neighborhood is great for walking and the neighbors are very quiet. I can’t say enough about the host as anytime I had a question he responded quickly and was always helpful. I had an issue at the Ft Myers airport with a piece of luggage that wasn’t going to make the flight home and I called Paul out of desperation. He came right to the Delta dropoff area and took my bag to get it shipped home himself. Everything in the house works as advertised and I really appreciated the Keurig coffe maker as I’m the only coffee drinker. Very good location with easy entry/exit to the guard house gate and maybe 12 minutes from downtown. A great stay and definitely would book again.

Summary: We spent two weeks at Briarwood Blvd over Christmas and had a great stay. The property itself is exactly as described/pictured, the views out over the lake are lovely and the pool/spa combo was perfect. The location is also super convenient - we were no more than ten minutes from anywhere in Naples. Finally, Paul was an excellent host and really went above and beyond to make sure we had a good stay. We wouldn't hesitate to re-book.
