Summary: Absolutely loved it. Wouldn't change a thing, except we'd stay longer! Gorgeous sunsets, beautiful horses, wild blackberries along the road we took walks on, comfy beds, clean house, friendly dogs that would come over occasionally to say hello...and on top of all that, the nicest hosts imaginable, it was so quiet and peaceful there we can't wait to go back!

Summary: This country guest house is rich in the history of the owners. It was very comfortable and an easy drive into Mckinney and Celina for fun shopping and great restaurants. The owners were very friendly and responded quickly to any questions we had. We really enjoyed our stay!

Summary: Everything we expected. Plenty of room. Was Welcomed from the start. My Grandaughter really had a lot of fun petting the cow hide furniture. Summary: The “Lake House” is overflowing with nostalgia and history! It was the perfect setting for a family Christmas celebration. Rita and Punk make you feel like you’re part of the family. They welcomed us to roam around the family ranch, visiting all the animals. Some of our party even got a private riding lesson from Mr. Punk Carter! It is an add on to your stay that is well worth considering . What a memory maker!

Summary: It is a great place to disconnect for a couple days into a peaceful ranch... without being super far away from everything. Hosts are great, super easy to deal with, very responsive and welcoming. Will go back 100% sure!

Summary: What a perfect stay on the Punk Carter Ranch. Mr. Carter and his wife Rita have created a fantasy location for their guests. Every square inch of the cabin is Texas / Old West themed. The view from the front porch across the shallow valley reveals the creep of the outer Dallas suburbs. Out the back is the horse training center, cows, goats, farm dogs, and even peacocks. Close enough to Dallas if you want to go, but far enough away to feel like you are on the set of a Western movie. There is a nice new grocery only a mile away. We loved the historic square in Celina, and really loved our afternoon in historic McKinney, which is about 25 minutes away.
