This top notch home with multiple large gathering areas indoors and out with four bedrooms and four and a half baths is situated on 2 acres and backs up to a 100+ acre State Park with fabulous hiking trails. It's multilevel decks and patios, beautiful heated pool , manicured lawns and gardens and shady wooded paths create a perfect setting for enjoyment and relaxation! The master suite, on the second floor, has a king sized bed, luxury en suite bathroom and a private deck overlooking the yard, heated pool and pool house. It has a flat screen TV, large his and hers built in closets and a private nook with a writing desk. On the main floor there are two bedrooms each with queen beds, en suite luxury bathrooms, flat screen televisions and spacious built in closets.There is also a powder room, an open floor plan kitchen with a separate wet bar , dining table and countertop seating and living room and a spacious new deck with built in seating and a new , large Weber grill. The ground level has a large bedroom with a double bed and an extra long twin, hall bath, media center, sitting area with beverage fridge, laundry room and a brand new (10/21)walkout patio with new extra large luxurious hot tub and brand new firetable. Pool house has a brand new gym and powder room plus an outdoor shower! This property is just 80 miles from Manhattan and easily accessible by highway, train and bus. Within 5 miles are ocean beaches, wineries, 3 public golf courses, riding trails, a Tanger outlet mall, a renowned water park and countless restaurants, farm stands and fish markets. A beautiful Peconic Bay beach is less than one mile away- perfect for paddle boarding, kayaking, swimming and enjoying gorgeous views!

Summary: This house is spacious with a great layout affording guests to have their own space. The living room leads to the spacious back deck, yard, pool, and little gym/pool-house. The well-appointed bedrooms are plenty on all 3 levels of the house, with private bathrooms, and the den downstairs. The nearby famers markets and local farm stands are abundant. We were able to eat mostly local, organic, fresh and healthy our entire stay. We tried 2 restaurants within 20-25minutes that we liked. It took us 10-20-30minutes to get to different parts of the hamptons. The beach was close-enough - a short drive. Sitting on the front porch overlooking the grass lawn was delightful. The host, Kathy, was available, kind, attentive and helpful.

Summary: Good property and the pool was the biggest highlight for the kids and the adults. Flanders is a nice and quiet area and a short distance by car to beaches, town, etc.

Summary: This home is beautiful, with an excellent floor plan for those vacationing with multiple adults as there are essentially 3 primary suites. The heated pool was exquisite, providing a great excuse to "stay home" some days. The location of the property is very good if you want to have equal access to both the North and South Fork. I will say the beds and pillows were not the most comfortable for anyone in our party, but if staying only a week, it is tolerable. The finishes in the home were top-notch and the water pressure in all of the showers was excellent (something that can be quite a nuisance when trying to get off sunscreen and sand if lacking). Our 3 year old loved playing in the backyard and swimming in the pool each afternoon. There is an alarm on each exterior door that leads to the backyard, and while the beeping every time you entered and exited was a bit jarring I was happy to our toddler couldn't escape and go out to the pool without me knowing. Overall, it was a lovely stay. My family and I rent a home on VRBO every summer, trying a new location each year and the amenities this home provided exceeded expectations. I would recommend this house to other multi-generational families or a group of friends with their children.

Summary: The location was great for my events for my sons wedding eg. church in riverhead. Reception in aquabogue. Rehearsal in Hampton bays. The house was beautiful and plenty of room for the family and groomsmen to get dressed. The pictures on the porch will be great. Was nice to relax outside after the wedding by the pool.

Summary: Our entire family, all 9 of us, spent 5 wonderful weeks at this property. The house is exactly as pictured. Very comfortable, very clean, with all the amenities one could want in a vacation home. Kathy and Brian were exceptional hosts and were very responsive the one or two times we needed them. The property is very private and we all had relaxing days lounging around the pool and hot tub. In addition, the property is conveniently located near shopping and good restaurants. We also enjoyed going to both the Atlantic and Peconic beaches. Overall, I would highly recommend this property.

Summary: We had a wonderful stay at Kathy’s property. The house is exactly as pictured, with every amenity we needed and very comfortable. Our six year old son loved the pool and the plentiful yard space, and we loved cooking in the extremely well equipped kitchen and enjoying our meals outdoors. The location also worked out to be great for us… we were able to enjoy the bay beach (5 min drive), the farmer’s market in Westhampton Beach, the ocean beach (Ponquogue - without parking hassles) as well as kayaking. Kathy was a great host and very responsive. We hope to be back!

Summary: I do not have much experience with rental properties but I must say - I am sure that any future experiences have a lot to love up to and Kathy has set the bar high! We first booked this property in 2019 for our 2020 wedding plans so that my husband and immediately family had a more comfortable stay versus a hotel. When the pandemic hit, Kathy was more than understanding and accommodating to move our reservation to the following year. The house was stunning! Everything the pictures and details promised and the perfect place to spend our wedding weekend. Kathy went above and beyond to make sure our stay was everything we could have hoped for! Summary: The house is just as pictured and was so perfect for our family escape out of the city! Kathy was very helpful throughout the stay and was super easy to reach if we ever needed anything. Backyard was beautiful and house was fully stocked with all kitchen/bath essentials.

Summary: The house and property are exactly as pictured in the listing, and we were very happy to find the large, clean, updated rooms. The house is spacious and very clean. The pool is also very nice with a lovely area to relax by the pool in lounge chairs, or to sit on the deck and have dinner, etc. The location is relatively close to other areas in the Hamptons where you would want to be, but there is nothing right in Flanders or near the house, and the road the house is not ideal to really walk on (limited shoulder), but there are many trails close by that you can drive to.

Summary: Property grounds/pool area are beautiful. We found living room/kitchen area spacious, open, and inviting right at the onset. You will want to barbecue/cook even if you don’t want to, because the kitchen is so well equipped! 3 Bedrooms have their own en-suite bath which made it very private for us and our 2 young adult sons. Our sons also appreciated the basement/entertainment area nightly while we enjoyed our cocktails on the patio before dinner. In short, an excellent stay at a great price!
