Positive: Big old Victorian house on main road into Manchester. Basically. Now a series of rooms with Dropbox key. No staff. Fine if you need somewhere to stay.

Positive: Nice building, comfortable room. Decent location.
Negative: No reception staff- didn’t see anyone at all in a two night stay. Felt like an Airbnb with remote check-in. No longer offering breakfast, although there is a kitchen/diner area. No milk for complimentary tea/coffee in bedroom and no toiletries (or even soap) in the en suite bathroom.
Summary: Did the job and was ok, but has the potential to be lovely

Positive: I have stayed here five times now, this was the first time under the new ownership. The room was clean and tidy & bed comfortable enough - room I was in (5) has had an en-suite recently added which is a great facility to have rather than using the shared bathroom. The price was cheap enough - but I am guessing it may go up now with the en-suite addition?
Negative: The en-suite although new wasn't finished, freshly plastered walls not yet painted and door frame not finished with architrave. I noticed no extractor fan installed meaning you may have issues of smoke alarm going off due to steam build up from shower. The shower took some time to get hot water, due to the room being a few floors up, the shower curtain was only a cheap plastic one - you'd be better off putting a door on the tray instead. I probably wouldn't have let the room out knowing there was still work to be completed on the en-suite? The new owners have changed things up which is fine, no one was present as a host meaning it has an airbnb style, using key safes and text messages, the personal touch from the previous owners has gone, they used to offer a cooked breakfast too but that appears to have be removed. During my stay I spoke to one person another guest to say good morning.
Summary: A nice place under new ownership - improvement work is being carried out at the place/rooms

Positive: The room and bathroom facilities were clean. I found the bed comfortable. Felt the decor was a bit tired, In need of a refresh.
Negative: Didn't see a member of staff. However when I arrived I had a query regarding my room key and managed to speak to the owner over the phone, he was helpful which was reassuring. It also would have been nice to have a breakfast option, even a continental.

Positive: All information was via messages, which to be fair were accurate & detailed. The keys were accessible via a key safe at the front door. The towels, bed linen & duvet cover were fresh & well laundered. We stayed mid March & the room was quiet with little traffic noise, the curtains were blackout standard.
Negative: I like old properties & I wanted to like this one but on arrival at 5.30 pm it felt eerie & neglected, had I been on my own I don’t think I would have stayed ! There were no staff present during our stay, I would have preferred to know this prior to booking, in my experience guest houses tend to have live in staff. One of the room doors was difficult to lock from the inside & staff assistance would have been appreciated. The room was poorly lit with a central light & an odd collection of lights hanging above one side of the bed, all the lampshades were very dusty. The mattress was not comfortable & the appearance of blanket & throw on the top did not appeal to me ! The bathroom whilst it was clean the lighting was poor & unacceptable & the old bathroom mirror was the only mirror in the whole room !
Summary: In need of a good clean, tidy & in its current state not worth the nightly rate I paid !
