Positive: Very nice location, really nice room and view to the lake, very welcoming host. The room was cleaned every day, towels changed every 2 days, in general it was very clean. Breakfast was quite rich, sufficient options. Parking was included in the cost and easy to make use of it. We really liked the house, the room and the surroundings, as well as the host.
Negative: Some recommendations especially because we were here during very, very hot days: 1) air conditioned is needed in the room; 2) the host should provide a way to get cold water at any time, even by paying for it. Right now, there is no access to any refrigerator and any water/liquids get warm really fast during the hot days.
Summary: Really great experience, we recommend it to other travelers.

Positive: Excellent location with great view on Lago Maggiore. Delicious breakfast with a huge variety of Italian products. Alan was a wonderful host and even gave us flexibility as we had to postpone our stay due to personal reasons.

Positive: Everything, Alan is a great host, view is worth the money, alone, had the room with a balcony to laze in the sun, Alan is a great host always available and a great help!!! Probably the best view of Maggiore I have seen so far, visited many times in the past, definitely will be back soon!!!

Positive: I was there with my parents and we had such a great time. The view was stunning. Alan was such a nice host who got so many recommendations what to do or where to eat at the Lago Maggiore despite which weather situation you are in. The variety of the breakfast was huge. The place is a bit outside of the "centre" of Baveno so I definitely recommend a rental car or otherwise you have a hard time reaching the place. Would definitely come back if I ever get back to Lago Maggiore.
Negative: For me nothing to complain about. Maybe the driveway of the place is very steep and hard to master but otherwise I have no negative things to say.
