A country house at the bottom of a valley with a river flowing right outside. The perfect setting for relaxation or fun in nature. Enjoy playing in the river which is usually shallow enough for children to splash around in or go swimming in the nearby Peekamoose Blue Hole. Fire up the barbeque or go hiking up nearby mountains and be surrounded by lush green forests.
The house and kitchen are stocked with everything you need so you don't need to constantly run to the store. All sorts of spices and cooking essentials. At night roast marshmallows on the fire pit (plenty of wood available) or watch a big screen movie with the projector. There's lots of games and puzzles and all sorts of books and movies and even a finicky old telescope. Just bring some food and enjoy!
The Area
Sundown is in the heart of the Catskills. Walk a few minutes to the center of the village which has just an old one room church. The region is all forests with rivers and waterfalls and hiking trails with breathtaking views. With a little bit of exploring, you can find farms (pick your own fruit), fly-fishing rivers, lake kayaking, antique shops, yoga and wellness spas . Mongaup Pond and Minnewaska Park are not far and so is Frost Valley YMCA which has activities for both kids and adults. The ski resorts are about 45 minutes away.

Check in and check out times are usually flexible unless there's another booking right before or after.
The minimum booking is 2 weekend nights or 3 nights either weekdays or weekend nights. Bookings beginning or ending on a Saturday are generally not accepted unless 5 nights or more.
There's no TV at the house. Instead there's a projector which can be used to watch anything on a giant screen just like a regular TV.

Summary: Warm and comfortable, a fireplace with plenty of wood, well-provisioned with cookware and kitchen staples, plus puzzles, games, books and CDs if you didn't bring enough to do. A beautiful house in a beautiful setting, with great hiking nearby or within 40 minutes, depending on what you want to see. The owner is excellent at communicating, and the house manual has all the info you need. We stayed once before for a winter weekend two years ago, came back last weekend (and enjoyed just enough new snow to look pretty but not so much that we had to shovel!), and hope to stay again in other seasons.

Summary: We had a wonderful week in the Catskills and this home was a great home base for us (family with two kids ages 10 and 13). The location in the valley next to a creek was beautiful, especially with the fog one morning. We saw a bald eagle on a tree across the creek, which was really special. The home had all the amenities we needed. Coffee maker, fast internet, classic movies to watch with the kids, dishwasher, washer and dryer, and enough books to satisfy all readers. I went road biking on the mountain roads (some challenging climbs!), we went mountain biking at Lippman Park, ate at the friendly local deli and restaurants in Ellenville, hiked on local trails, and went fishing from the shore of the reservoir. It was so nice and quiet in the evenings. A great week away from the hustle of normal life.

Summary: My wife and I have stayed at many rental properties over the years, and this is the best one we've stayed at by far. A few days before our rental started, Allen reached me to ensure we had everything we needed to make our stay great. That shows his strong commitment to his guests. Once my wife and the other couple we were with arrived at the property, we were blown away. The house was spacious, clean, and had everything we needed. The property was beautiful, complete with a stream nearby that you could hear at night and a fire pit. Overall, just perfect. We will definitely be coming back. HIGHLY recommend.

Summary: My husband and I took our 6-month-old and my mom up to Allen's place for a quiet weekend getaway. It couldn't have been more perfect. The property was beautiful- we grilled, played in the creek, hiked, cooked, and made fires at night. The house was even more beautiful than the picture- big bedrooms, comfy living room, 3 seasons room with windows looking out towards the creek, and a big dining table. Allen was super nice and communicative. We had a great time and I would highly recommend this house for any family or group looking to spend some time in the mountains!

Summary: Listing does not do this lovely property justice. Superb siting with beautiful lawn sloping down to the clear stream whose wonderful sound will define your stay. House perfectly appointed — for ease and comfort. Everything worked. Felt at home from first hour. Recommend grocery shopping and farm stand in Ellenville rather than Monticello. Nicer and closer. Many nearby hikes, kayaking, biking. Really lovely. Hope to return next year. Than you!

Summary: This is by far the best Vrbo rental I have stayed at. The location is amazing, with a small river / creek in the backyard. We even spotted bald eagles who use the river as fishing ground. The grounds are very extensive, so it is very quiet / private. We stayed in the house with 6 people (family + in-laws), it has more than enough space and bedrooms are great. There are many books + games. The kitchen has everything you need. There is also a grill, a firepit etc.. Good base also for exploring the catskills. Would highly recommend staying here.

Summary: Allen was in contact from day 1 and was readily accessible. The house was perfect for my family as were the 2 bathrooms. My wife loved the kitchen as it was stocked with the necessities for cooking; such as new stove and big refrigerator. Enjoyed the projector for streaming movies. The location is AMAZING right next to Roundout Creek. You walk out of the house and it’s right in front of you. We saw some deer which always adds to the experience. The weather cooperated as we went on a couple of hikes. Peekamoose Valley, not far from the house, had a beautiful waterfall the we stumbled upon. I would definitely revisit for the beauty of the location and the serenity I felt there.
