Summary: Overall great location and nice property. Didn’t realize how close the property was to another house. Found a half eaten candy bar that had fallen between the sun room bed and end table and some other minor food crumbs left from prior guests. Would have been nice to have more than one roll of toilet paper. Liked the layout and the property has nice amenities like proximity to river and play set.

Summary: We enjoyed are stay! It was a wonderful location with a great view of the Shenandoah river. Had some good luck cat fishing Friday night. Would definitely recommend. We will be back.

Summary: I've made many attempts to contact the owner & the "guest host" without any success. When we arrived the dryer was broken & never fixed for our stay. Sleeper sofa was also broken, therefore our guest could not come. Guest host sent an air mattress. Our also older couple could NOT sleep on an air matttres or a twin bed in a patio room. So they ended up not coming. The smoke detector in the living room was hanging by a wire & the one in the bedroom was missing altogether. The vent in the hallway near the missing smoke detector was completely clogged with dust & dirt. Major fire risk. As well as the one in bathroom. I've reached out multiple times to different individuals, giving them the opportunity to solve this issue, but have heard nothing. Sent in all the pictures, still have heard nothing. I think at the least we should be refunded half of the total cost due to our friends not being able to come. Since I've heard NOTHING in the weeks its been. I am now leaving my honest review. Kitchen & bathroom are newly remodeled & beautiful. Also know there is no closet or dresser in the bedroom. Its very poor lighting outside & treacherous to come in & out after dark. You will get no internet service after 5pm. Make sure you download movies on a laptop if you want to relax & watch TV in the evening

Summary: Overall it was a beautiful property that was perfect for our girls trip. Easy access to the river, gorgeous firepit, and tubes and kayaks provided. The 2 problems with our trip were at checkin we got two different texts providing different addresses and key codes (and on our way discovered the problem and had to turn around). The other problem was the house smelled slightly of pee. But this is still a property I would be willing to stay at again!

Summary: I really don't like giving a negative review, but I've attempted several times to reach out to evolve team about the issues & we had with no success. Upon arrival the dryer didn't work & no one came to fix it. We were told by the "guest host". We are to remote to get a repair man. We had another couple coming & when we went to make up the sofa bed. It was also broken. I once again contacted our guest host & she sent an air mattress. This was an elderly couple who could neither use an air mattress safely or the twin beds. So they ended up decling to come. The smoke detector in the living room was hanging from wires & the one in the bedroom was missing. The air vents were coated in grim & dust in the hallway & bathroom. We ended up leaving a day early. I feel we should be refunded at least half our cost, considering the other couple couldn't come due to the broken sleeper. Regardless of all of this the kitchen & bathroom were beautiful & newly renovated. Be aware there is no dresser or closet in the bedroom. Unfortunately expressing my concerns to the owner is virtually impossible. I have pictures of everything & the guest host did not seem concerned nor did Zach at evolve who I emailed & sent all the pictures too. This is our first & last time using Evolve. We have used Vrbo for years without any problem.

Summary: This is a cozy property with tons of space for kids and pets to run and play. We spent most of our days running in the yard and playing at the play set in the side yard. My kids loved that. The only qualms I have with the property was that both grills were dirty so, that was kind of a bummer and, a team of 5 or 6 lawn maintenance men came around 5pm one evening to cut and weed eat grass. This is only a negative because it was a surprise. I was happy to see that they put so much care into their landscaping. A little communication and heads up they would be coming would've been nice. Lastly, there are no blinds anywhere. This combined with the surprise of the maintenance team is just a little unnerving when in a new place with small kids. All negatives are definitely not deal breakers by any means. The positives far outweigh the negatives. This is a beautiful property, well maintained, and very comfortable. We stayed for 5 days with small kids and a dog. There is tons to do in the area. The birds and butterflies alone are enough to get me to return.

Summary: My family and I were looking for a quick little getaway house with plenty of running space for our fur babies and just enough space for us to spend quality time together. The river across the road is beautiful and serene and the creek in the woods next to the house is like a dream. The homeowner was promptly responsive to any questions I had. 10/10 recommend!
