This home has 5,600 square feet of luxury living with three levels of enjoyment. Only 15 mins. from Blue Ridge, you will enjoy shopping, restaurants, antique stores, and the small town atmosphere that is so delightful in our mountain getaway. If you like to fish (license required), kayak, or go tubing, the Toccoa River is a 75-yard walk from the house. The Toccoa River is rated the #1 trout river in Georgia. Directly on the river, you will enjoy an 8,500 square foot private pool area with a 16x40 in-ground pool (operational from May 1st thru Labor Day), covered gazebo area with kitchen facilities, gas grill, full restroom with shower, and large outdoor fireplace.
The upper level has three bedrooms - the cottage room has a queen bed and a full bathroom, a bedroom with a queen bed, a third bedroom with a queen as well, and a hallway full bathroom. Also on the upper level is a large loft area with lounging and a game table for card or board games. The main floor has a mud room with washer and dryer adjacent to the attached two car garage, 1/2 bath, pantry, large kitchen with six burner Viking gas range with two ovens and griddle, breakfast bar (seats six) and custom kitchen table (seats ten). There is also a separate dining room that can accommodate eight people. The living room has floor to ceiling stacked stone wood fireplace and an entertainment center with flat screen TV above fireplace. On this level is the master bedroom with a king bed, flat screen TV, stacked stone wood fireplace, and full bathroom with double sinks, steam shower, and large jetted tub. The lower level has a large bedroom with a queen bed and two twin beds, a full bathroom and access to patio from the bedroom. There is also a living room on this level with a flat screen TV, stacked stone wood fireplace, sleeper sofa, game room with 9' pool table, air hockey, and Pac Man 67 arcade games. Access to patio from game room and living room on this level. For relaxation, enjoy the night sky and the mountain views in the private hot tub located outside on this lower patio.
Every level has great views of the river and the breathtaking mountain views. The screened porch is a great place to grab a nap, use your laptop (we have WiFi), or just enjoy the afternoon with your favorite beverage and watch the river glide by. So come and stay for a couple of days, a week, or more, and we’re sure that you will thoroughly enjoy the experience. Summary: One disadvantage was that the water pressure was too low, and I chose the 6 bathroom for the listing, but there were 4 and a half. That was a little inconvenience because 5 families stayed, but everything else was almost satisfactory

Summary: The house was a great size. Perfect for hosting 11 friends with time together playing games but also the space to separate ourselves. The stove is amazing, hot tub was perfect, pool is peaceful, morning coffee on the balcony. Close to white water rafting, hiking, and the grocery store / food spots.

Summary: A wonderful and comfortable home right on the river, just beautiful! We had so much fun enjoying the pool and the hot tub, plenty of space to spread out. I may have missed it in the listing but the gravel road to get down to the house was, not difficult per se, but a surprise!

Summary: My husband and I rented the beautiful house for our three kids, their spouses and our 5 littles (2x5y/o, a 3 y/o and 2x infants). The house was fabulous for meal prep and seating to eat, relaxation, game playing (both games we brought and the game room in the basement), and sleeping arrangements. The pool and pool area was used daily for swimming, reading, popsicle and beverage storage, relaxing and one evening of smore making. While there was a bit of a drive to get places (20-60 minutes), we went into Blue Ridge for some fun shoppng and ice cream, watched rafts come down the Ocoee River from the old Ocoee Whitewater Center area (building is gone, but the bridge and viewing area is still there), we went on a lovely family hike to Long Creek Falls and we also enjoyed an afternoon shopping and sampling goodies and beverages at Mercers Orchard. The only down for us was that if a baby was napping or kids were down to bed, the house was further than we felt comfortable sitting poolside without an adult at the house or to use the poolside fireplace at night for story sharing. However, that distance also gave some sense of relief for safety with the 3 and 5 y/olds. Our hosts Bruce and Marie were very attentive to any needs we had...quick to respond, if we needed anything. Thanks for sharing your magnificent home and allowing us to make family memories that we will forever cherish.

Summary: We had a wonderful time! The house was better than we anticipated at accommodating our family of 14. There was fun something for everyone to include pool, air hockey, board games, movies, hot tub, swimming pool, hiking, and of course floating the Toccoa!! We would definitely recommend this house!

Summary: The house was great. Lots of space for everybody. The kitchen was full of anything you could possibly need. The only negative was the pool was across the road from the house so you had to pack up your food and whatever you needed to take in a car or walk back and forth to get it. We spent all of our time at the pool. Would recommend for a large group.
