The partial house is only available during the week or anytime during low season(Oct-Ap) This private-entrance apartment has two very large comfy downstairs bedrooms, one with a king and one with a queen and a double. One has a table and chairs for eating/working and overlook the river with peek-a-boo views in the summer and full views in winter. Both rooms have tvs and movies and an antennae or Fire Stick. There is also a sleeper sofa for overflow. There is a large, bath with 2 sinks and a large walk-in shower, and an efficiency kitchen/living area (microwave, coffee pot, full refrigerator, griddle, grill, toaster, toaster oven, 2 burner hot plate w pans, electric skillet, etc ). The charcoal grill (bring your own charcoal and lighter) and hot tub are just outside in the patio area overlooking the beautiful Illinois River. There is a campfire area but I ask that you not use it under windy or dry conditions and keep water hose ready.
Check-in is 3:00 and check-out is 11:00.
This is a residential neighborhood and quiet hours are:
Weekdays: 10:00 pm - 7:00 am.
Weekends: 12:00am- 7:00 am.
**Also during this time of off season availability, I will offer 1 bedroom for a lower rate, but you will have to ask for more information.
Please be advised that only the number of guests on record for reservation are allowed bathing, hot tub and sleeping rights. There is a no party policy due to local festivals and events. This is a residential neighborhood, not a party destination. If you are a party animal, there are several establishments up and down-river that will accommodate.This partial-house apartment is for those who wish peace and quiet with a glass of wine, not tee-totallers.
I also have a full house rental but the other space will not rent separately therefore shouldn't affect your stay.

Summary: The best part was how easy it was to communicate with Ann if I had any questions. This place was perfect for us ladies to have a weekend getaway. Very short drive to the river & short drive into town. The drive to the house was actually relaxing. Very pretty. We enjoyed the cat on the property, Bob. Hot tub was a nice addition, we spent a lot of time outside (don’t forget your bug spray!). AC worked great. Super cozy. Beds were very comfortable and everything smelled so clean!

Summary: Great place to stay. Secluded and private. We are animal lovers so we loved the wildlife and their pets! Stay was nice and clean. only complaint was a couple of spiders but it is spring and was wet. Would recommend a stay here.

Summary: The location of this house was perfect and exactly what I was looking for, secluded and quiet. It is right on the river and close to great hiking trails. The house was impeccably clean and Ann was very easy to communicate with. I didn't do any cooking, but it might be challenging with just the hot plates but there was a Keurig which was a nice surprise.

Summary: Great location, property well maintained, all of the amenities one would expect. Check in was a breeze. Only four minor complaints... 1. There was no ice, ice maker, or ice tray available that we could find. 2. Washer and dryer were available per the listing, but with a $6 charge per load cash only. 3. Sis (the dog) liked to take our shoes while we were in the hot tub. 4. Listing mentioned DirecTV, but we were unable to find a box or pull it up on the TV. All MINOR issues though and we would be happy to book again in the future.

Summary: It was very nice and clean, I did wish there was a stove, the electric two burners were ok but kept tripping the surge protector if you plug in another appliance.

Summary: Great place. Nice and cozy. Great communication with Ann she was very helpful, if your looking for a nice place to stay and relax after hitting the river all day that’s quiet and not a party place like most of the river.
