3 Bedroom House in Rio Frio, Leakey

Hello and welcome to Mustang Ranch. This property sits just three miles South of Leakey, TX. It is a modern, true log home. It has three bedrooms, plus a loft and two full bathrooms. A couple private (outside) second story balcony's that let you enjoy the far reaching views. In addition you are able to enjoy your own private large in ground pool. In the winter months a Heated Hot tub is available. Currently, the hot tub is the temperature of the pool, but certainly in the summer a relaxing place to sit and enjoy your favorite beverage while the kids splash in the pool. This home sits on one private and gated acre that allows for seclusion, or you can venture out to Leakey, Concan, Kerrville, or Uvalde if you desire. The Frio River is only 2 miles away and the famous GARNER STATE PARK is a short 5 mile drive to the South. Grilling area, volleyball net, washer toss, hammocks, fire pit and much more to do and enjoy on this special property. I do require a copy of your drivers license prior to your stay. Yes, we have high speed WiFi internet, and each bedroom has its own Large Flat Screen TV with Dish service. Thanks for looking. Sorry, no pets allowed. Please don't hesitate to ask questions. Summary: My family had an awesome time here. Here are our pros and cons on the property: Pros Owner was pleasant to work with / very responsive Pool was clean and loads of fun; family enjoyed pool volleyball Wrap around porch and outdoor gathering spaces were nice Grill and oven worked well Several TVs, Wifi and good phone reception available Close to both Garner State Park and the town of Leakey Good amount of cookware/utensils (need another cookie sheet or two, a couple baking dishes and a couple drink pitchers) Cons Spa heater timer didn't shut off when it should've and the pool was hot the first two days, not very refreshing in 100 degree heat! House was cleaned, but could've been cleaner...coffee pot was not emptied/cleaned after last guests, floors/shelves dusty Gathering/eating spaces were too cramped for our family of 9 AC kept the house cool, but not quite cool enough upstairs No dishwasher :(

Summary: Beautiful spacious vacation home. Has all the extras which makes it a plus! Kitchen fully equipped. Lots of beds for the whole family! Pool and hot tubs works great. It's our 2nd year staying here and would definitely make it a 3rd next year!

Summary: Top experience from an excellent host. The property was perfect for our 3 days of riding the 3 sisters. The hot tub was perfect after a long day of ridding Harleys.

Summary: House was hot Pool was very cloudy with sediment which kept us from using/enjoying it. No water pressure Not spacious…pictures make it appear much larger than it is inside. For motorcyclists such as ourselves, having to provide your own towels/wash cloths was a pain. Would not recommend for the money.
