Positive: The breakfast was exceptional, the view was nice and the atmosphere was great. The staff were very friendly and helpful.

Negative: There is No A/C inside all of the rooms, if you intend to visit it in summer and you are OK with hot and humid weather it's good for you, otherwise visit it on winter.

Positive: The main host was very friendly and we liked the outside yard and the atmosphere

Negative: The rooms we got were extremely small. In one room with a double / queen size bed it was almost impossible to get to the left side of it. The window would get in the way if it’s open, and if it’s closed the room would get too hot. I can’t say that the beds were comfortable, but that wasn’t unique to this guesthouse (and we’ve been to quite a few in Georgia…). The private bathroom was also really tiny. The other room had vaulted ceiling which our kids kept banging their heads against 😅 and had no private bathroom. Lastly, the acoustics in the top floor wasn’t great. In the morning other guests got up very early and we could hear them slamming doors all morning. At night another guests with young children were pretty loud until late night. The other issue was frequent miscommunications with the staff. We checked in at 20:15 after a very long drive and the receptionist told us that we could still grab dinner there as they only close at 21:00. We came downstairs quickly and were at the restaurant at 20:30 but the staff told us “sorry, we’re closed now” 🤷🏽‍♂️ the other alternative at that point required at least 10 minutes driving. We booked breakfast for the next morning, but weren’t told the time range and assumed it’s the typical 8-10-ish. We came at 8:50 but the lady kicked us out with a frowned face and told us it’s not open yet before 9am. After a couple more minutes the host came and “re-invited” us. Maybe it was just an unfortunate coincidence for us, but a frustrating experience nonetheless. We could see that the staff is trying to do their best.

Positive: Adorable family and staff and a lovely roses garden. Breakfast was super super good, with delicious home made food and fresh fruits and vegetables. 10 minutes car (or bus from Borjomi)

Positive: The place had amazing vibes, peaceful and positive. The staff were super friendly and the homemade breakfast was delicious. The view is just wonderful. I had a lovely stay and I will definitely come back.

Negative: I don’t like that I can’t live there :) The place is all made of wood which added to the natural vibe but you can sometimes hear the people walking around. The place is a bit far from the center but there is a bus station close to the hotel. It was definitely worth it.
