Positive: We moved out of central Chiang Mai to get some peace - and we got it. It was a perfect base for exploring northern Chiang Mai - a lot to see and experience with kids. It is a small place and only us and another room was filled - but even so, a big (considering only 6 guests) breakfast buffet was made for us every morning. Our kids got to ride almost every morning (when we found out the option). You are able to use their kitchen to cook, if you should like so.
Negative: The bathroom is very cramped and when taking a shower the entire bathroom incl. toilet and sink is wet. The pool could have been cleaner. The information about the place could have been more structured instead of us getting told through our several conversations with the owner e.g. washing machine, dryer, options for horseback riding, local market (which you need to attend).

Positive: It's a childrens' paradise, also parents'. Pony riding, angling, pool for children, free scooters for adults and lessons how to ride them, great breakfasts, great kitchen for cooking, some big, cosy, elegant rooms, nice garden, washing machine for 50 Bath, racks for drying and a caring host and hostess. Lovely walking possibilities too. I had a great time with them.
Negative: If you do not ride a bike, a scooter, or a car, you are nailed to the place. To Booking.com: why do not you accept my evaluation? You have set answers to the last questions!

Positive: Very clean room with pool directly in front. Calm atmosphere and very friendly people.
Negative: A lot of pictures shown on here are not taken at the property. They are at least 10 minutes away at a nearby water park. It makes a false impression.

Positive: The room, the staff and the place is absolutely beautiful. There are only about 8-10 bungalows so it's really quite private too. The pool is small but very clean & well maintained. My son was on crutches having broken his leg and the staff were amazing. They brought him breakfast every morning & we're truly wonderful with us. The owner is lovely too and speaks very good English. He has 2 very well kept horses a short distance away from the resort with a small fishing pond (3 mins walk to the bottom of the street) and they're very friendly horses liking a scratch or 2. There's a lovely little coffee shop 5 mins walk away that does the most divine cakes (seriously light & fluffy) & barista freshly ground coffee. The facilities are suitable for somebody on crutches (a step up into the property & step down to bathroom) but not for wheelchair users although for somebody who can step transfer or walk a few steps they may be ok. Our shower didn't have grab rails but the shower head stretched so my son could sit on the loo and shower properly.
Negative: It's a little too far away from a 7/11. The place serves breakfast & coffee and you can cook your own food (I think) but it's 30 minutes away from the nearest 7/11 and that's across the 1001 & not always possible to cross. Getting a taxi is problematic because of the distance from Chiang Mai but you can order a KFC from 10km away for delivery provided you do not mind cold food. One way of improving would be to serve a basic evening meal eg chicken fried rice upon request. If you have transport it's not an issue because there are a few shops within a few miles.

Positive: Great place to stay for a couple of days. It is a bit of a drive (30 mins) to Chiang Mai, but you will get a lovely, quiet place, very suitable for families and a good starting point for daytrips. Our hosts helped us do some really cool stuff (such as the sticky waterfall), introduced us to Korean breakfast and showed us around on our first day. Our girls also loved the possibility to ride a horse every morning. This was also one of the few properties during our trip where we were also able to cook ourselves. Great to be cooking outdoors and thanks to our hosts for taking us and some other guests to the market and Makro.
Negative: Nothing. I guess that for some travellers being a bit further away from Chiang Mai might be a con. For us it wasn't. We liked the fact that our kids could walk around and explore without having to keep an eye our for them all the time. And for some attractions, the location will save you a 30 mins drive up from Chiang Mai :-)
