Spacious holiday home with great views of Ben Wyvis and the surrounding area. This 3-bedroom detached house offers guests a large garden, off-street parking and free Wi-Fi. Great family holiday home with easy access to the north Highland routes.
All rooms of this holiday home are on the ground floor. The large living/ dining room is furnished with a 3-seater settee, 2-seater settee and an armchair. There is a TV with Freeview channels, DVD player, coffee table and electric fire. There is a dining table with space for up to 5 guests. The lounge benefits from two large windows allowing great natural light throughout the day. The cottage has oil fired central heating throughout. The kitchen is equipped with an electric oven & hob, fridge/ freezer, fridge, washing machine, electric kettle, toaster, microwave oven, pots and pans and plenty of kitchenware. The master bedroom offers guests a double bed, bedside cabinets with lights, dressing table with mirror and chair, wardrobe, chair and electric coal effect fire. The double bedroom has a double bed, bedside cabinet with lights and clothes storage unit. The single bedroom is furnished with a single bed, bedside cabinets with lights, clothes storage unit and TV. The bathroom has a shower cubicle, wash hand basin and toilet. The garden/ outside has a large garden, mainly grass. Washing line. Off-road parking for 2 cars, outside dining furniture. Access to Culbokie woods – many forestry commission tracks and paths to investigate. Guests have access to the entire property.
Culbokie is the nearest village, around a 10-minute walk or very short drive. The village has a small licensed grocery store, post office, pub with restaurant and church. Dingwall is the nearest large town with a variety of shops and a couple of Supermarkets. Dingwall also has a great range of food and drink offerings; check out the speciality cafes in the town and enjoy some great local produce. A car is recommended when staying in the Highlands, especially when staying in The Black Isle. No smoking. No parties or events. Check-in time is 4 PM – 10 PM. Check out time is 10 AM. Although housekeeping staff will clean the property after you leave, we respectfully ask all guests to clean and put away any plates, cups, glasses, etc they have used during their stay. All bed linen, towels (one hand towel and one bath towel per person), electricity, heating and Wi-Fi are included in the price. A starter pack of supplies includes toilet rolls, complimentary sachets of coffee, sugar, teabags.

Summary: we thoroughly enjoyed our holiday at this property . its not very often you find somewhere that ticks all the boxes but Black Rock Cottage does that . whem we arrived the owner had decorated the cottage with xmas decs which was a surprising touch . The welcome pack was just what was required , even down to the kettle being filled and freshly boiled upon our arrival . we would definately reccomend this property to others , and are planning to return . 10/10

Summary: This is our 2nd visit to Blackrock and its not gonna be the last. From pre arrival contact with owner to after we left, everything was great! The owner is lovely and the wee welcome pack is much appreciated after a long drive north. The beds are surprisingly comfortable for a holiday let. The most comfortable beds we've had at any holiday let over the last 4 years. The sofas again very comfortable and plenty space for everyone staying to get a comfy seat. The walk through the woods at the back of the garden is so nice. My 4 year old can't wait to explore more of the woods next time. Parking ideal. Very well stocked with all your cooking utensils and needs. Shower has pretty good pressure too which is a joy! All in all, a great stay and look forward to our next trip

Summary: Black Rock Cottage was all we could have wished for as somewhere to stay on the Black Isle. It was clean, cosy, and had everything needed for a trouble free holiday. The proximity of the Culbokie woods to the bottom of the garden was ideal for the early morning walk for our dog. The treats waiting for us on our arrival were very much appreciated. Finlay (the dog) appreciated his as well. The location is ideal for touring all areas of Northern Scotland.....North, South, East or West.We would love to stay in the cottage again.

Summary: Lovely location. Cottage is comfortable and fairly well equipped. However, it is in need of an upgrade, especially the bathroom and kitchen which are showing their age.

Summary: Stayed as a work group. House very clean and well keep. Good bathroom and excellent shower. Kitchen small but well equipped. Owner very helpful. Plenty of extra towels and bedding. Beautiful setting with fantastic forest walks at the back door. Very peaceful area.

Summary: Our family of 5 had a fab stay in this lovely, cosy and reasonably well equipped cottage. Rooms were comfortable with extra towels & bedding supplied if needed. The shower is a bit neat & water pressure poor but we managed fine regardless.The kitchen could possibly have done with more cleaning inside fridge & cupboards but there was plenty of cleaning products supplied I was able to deal with this myself. We had a fantastic welcome pack on arrival, setting us up for our stay well. The only things missing were a long handle sweeping brush, a washing basket & more pegs, a few more bowls in the crockery set would be good too. Overall we were very happy with our stay, just minutes from amenities, a home from home feel for sure & Stella was lovely to deal with.
