Set in private grounds of almost 4 acres, the living and play areas to the rear of the house enjoy glorious, elevated, south facing views over fields and woods with occasional glimpses of the Pyrenees.
A secure, private gravel driveway leads to a spacious parking area. An old stone staircase leads up to a covered dining terrace and front door.
The farmhouse is comfortable and spacious. Windows are double glazed with shutters and some have magnetic or roll down fly wire. The kitchen has old floor tiles, is well equipped with a gas hob and an electric oven. Living areas and bedrooms are well appointed and have exposed, polished floorboards. The ceilings have many exposed oak beams.
There are extensive lawns and shaded areas around the house. The large swimming pool is surrounded by artificial grass, is partially fenced, has Roman steps and is bathed in sunshine throughout the day. The artificial grass tennis court is 20 metres from the swimming pool. There is an outdoor table tennis table, a swing and a large hammock.
In the grounds of the property, there is on old stone bread oven and a secure, covered well.
The Aveyron River is 10 minutes away, down the hill and is ideal for canooing or kayaaking and fishing. The mediaeval villages of Varen and Lagoupie are on the river nearby and 15 minutes downstream is the ancient market town of St Antonin Noble Val. The ancient town of Najac is close by and the historic bastide town of Cordes sur Ciel is 20 minutes away.

Summary: We’ve just returned from a very relaxing 2 weeks at this lovely property. The house is tucked away down a very narrow lane at the end of a small hamlet. The owners’ directions were very clear and helpful. We loved the quirkiness and traditional features of the house and the huge garden, outside areas and pool were delightful (we did think that for families with younger children or non-swimmers, it would be helpful to have depth markings in the pool as it shelves quite steeply). The views over the garden are wonderful and we were lucky to see some red deer in the garden. We didn’t use the tennis court but it’s a great feature and we would recommend bringing your racquets. It’s a big house and suited us well as 2 couples; we had a double bedroom and bathroom each (the large basement bedroom a very nice en-suite); the first floor double using a family bathroom downstairs on the ground floor. The other two bedrooms are accessed by separate spiral staircases. The one is a loft room with a handbasin and bidet but no door. This may not work for another couple but would be fine for older children. Interaction with the host was great throughout. Eric replied quickly and helpfully via email to a couple of minor questions whilst we were there. Overall, the house is very well-equipped and in a great location to offer a complete “get away from it all” break whilst being in easy reach of the many beautiful bastide villages and towns in the region. Highly recommended!

Summary: Well equipped spacious property. Plenty of outdoor shaded space with pool in sunshine. Lots of pretty villages to visit in the area. Children especially enjoyed pool, canoeing in Averyon and playing in river and on inflatables at Laguepie.

Summary: Although the weather was not completely playing along (who would expect some days of 19 C and rain in late July), we spend a wonderful time in this beautiful house. The perfectly maintained tennis court and the very nice swimming pool alone already offered a lot of fun activities, plus running (up and down) and bicycling (more up and down) were really a treat. The area offers a multitude of interesting places to visit. The house was almost too big for our family of 4, it could easily be shared with another pair of friends. Kitchen equipment, electrical appliances, furniture was also well maintained and practical. The room layout is somewhat extravagant and due to the many stairs surely not something for too young kids or handicapped people. The only minus were the bathrooms, and that was most probably due to weather conditions and basement location: Although clean, you don’t want to spend more time than necessary, as they were both quite cold and had a moldy smell. All in all a real recommendation for a very nice vacation.

Summary: We spent a lovely week at this property - parents, grandparents and children. Great pool and outside areas, always somewhere to find shade. The table tennis table was a hit, as was the immaculate tennis court. There are some steepish roads up to the village but if you are used to driving in the area this is not a problem; once you have done it once it is fine. A really traditional French farmhouse with so much character. Excellent communication from the owner and very good Covid measures in place regarding clean sheets and towels etc. Would definitely return.

Summary: We had a lovely stay in this spacious property, we especially enjoyed eating out under the trees. It was well equipped with table tennis table, tennis court, hammock and the swimming pool and for a wet day, free sat and DVDs for entertaining children.

Summary: We all had a lovely time at this beautiful property. The house is very rural which suited us perfectly. Nearby Narjac is well worth a visit and an early morning visit (before the crowds arrive) is highly recommended. Eric was very swift with his communications and I would recommend staying at this property if a rural recharge is what you’re after. The Parsons.

Summary: The house is really marvellous. It is in a small village, but one can enjoy a complete solitude. If you are looking for peace and quietness, that is the place to go. Great swimming pool. The garden still has some unexploited potential, therefore only 4 stars. It is certainly a house with a very good value for money.

Summary: The owners were very responsive and helpful. The rental did not meet up with our expectations but that might have been due to our not checking the listing carefully enough. I would say the rental is best suited for families. The pool was a life saver due to the high heat when we were there.

Summary: We spent a total of 12 nights as this beautiful property. It really does have the 'wow factor' when you pull up outside. It is set in a very quiet hamlet which suited us perfectly. The inside of the property is very comfortable and had most things that you might want, although we did suggest a couple of extras to the owners which might be useful. The outside space and views are simply stunning. The pool is beautiful and was made great use of by us all to escape the heat. My teenagers loved the ping pong table, whilst my husband claimed the hammock as his own! We loved cooking on the BBQ and eating under the shady tree in the evenings. If you fancy venturing away from the house, I would absolutely recommend the Kayaking on the nearby River Aveyron. It was a definite highlight (once I stopped paddling round in circles!) There is also a lovely swimming spot that the owners recommended at nearby Lagoupie, but beware the water is freezing! The night market at nearby Najac is also a must, with many food stalls, crafts and live music. I suggest getting there early as parking is difficult. There are some lovely little shops in Najac too, although coming back up the hill makes you puff! There are lots of other interesting places to visit if you don't mind venturing further afield. Rocamadour is beautiful, as is Cordes-Sur-Ciel. We spent a good mix of relaxing round the pool and sightseeing. If you want to experience a taste of real, rural France then look no further. Eric and Kate were easy to deal with and replied quickly to a couple of minor points. We hope to revisit this beautiful place one day.

Summary: We spent close to two lovely weeks at this picturesque property. It is nestled at the end of a quiet village with spectacular walks leading off in every direction. The location allows for easy access to local highlights like Najac, Cordes, St. Antonin but best of all was the natural surroundings that made us equally happy to stay put. The house has lovely bedrooms, a kitchen with everything you need as well as two sitting rooms. My favourite was the variety of outdoor spaces - a picnic table, a dining area overlooking the pool, a hammock perfect for reading, the ping pong table under a shady tree, a perfect pool to escape the heat and fields to explore as well as the village. Our hosts were lovely and welcoming. They provided lots of information about both the house and the locale. We could easily have spent another happy month in this lovely home and hope to return to do so!
