Positive: The house is large with lots of beds & baths. The kitchen was big and open to the living space to visit while preparing meals. We enjoyed the terrific views from the large deck and it was nice being outside of town for more peace and quiet.
Negative: The home needs updated. Furniture is older and raggedy looking. Beds are old and not comfortable. The ceiling fans are really out of balance causing noise while at higher speeds. Since there isn't AC, you need the fans on at night with windows open. Some flooring and other finishes are just worn out and need repaired or replaced. The worst part was the smoke smell in the home, especially strong in one bedroom.
Summary: Great location/views but needs attention!

Positive: The view of the mountains was spectacular. Ambience of a rustic mountain cabin was achieved.
Negative: Lots of dust on walls/logs and above eye level. Needs some maintenance: like fixing broken windows and screens (many screens missing). Window in laundry/entryway leaks when it rains. Deck/porch needs care. Hot tub wasn’t usable. Metal steps could use a hand rail. Sofa bed could use replacement or refurbished. Recliner in photo is outside on front porch and gets wet when it rains. Carpet shows pet stains though there didn’t seem to be any odor. Taxidermy animals are faded and not well preserved. Not all lights work and/or switches could be found.
Summary: Great place to sleep and have breakfast before exploring Pagosa Springs
